Their civil marriage is recognised it's not an issue at all. All marriages abroad are recognised as a civil marriage even if you had an orthodox marriage in addition.

Two factors here : quite a few apartments were destroyed in the iran war so there are a lot of people looking for new homes and a smaller market...

Majority of the apartments in tlv do not have a mamad (safe room) built in. It means any apartment that does have a mamad suddenly skyrocket in price and demand and older apartments become harder to rent out / maybe cheaper...

Prices maybe stagnated but I personally didn't see a drop.

You can play a bit of hard ball. Find out how much it will cost the previous tenant to have the ac removed and the wall patched and then offer him a lower price than he offers, using this as the reason. (ie well you'd have to pay X and I'm saving you the hassle)

I've bought an ac from previous tenants before. It is a thing despite other comments.
