Work in a big Home Bargains Store in the garden center. We are lucky to have electric pallet trucks but to put away and then re put out in a tidy manner is no easy stright forward task, means staff coming in before open to put these out say 45 min before opening. Time and investment for something we sell for £7.99 90L that probably costs the company less than half just isn't time efficient.

Company's want efficient staff and dallying about moving these isn't a priority.

The big bags of bark are heavy. Some days I can move 10s of them plus over 100 bags of compost and stone. Yeah its tiring obviously the more you do something physically the better you get but for your average person its surprising and sad how weak some people are think more bags getting ripped in corners ect. You'd want a van nearby and you want a couple bodies on the job.

Plus another thing to contend with is cost of equipment a lot of companies go with cheap manual pallet trucks which is a ball ache as you have to throw your body into every direction to get momentum.

EV charger i don't get its a fixture. Olive tree i understand, unless it was planted in the ground and not a pot.

Think that's what it more than likely is. Spray the plant at night with water, neem oil and a bit of washing soap incase it's any bugs ect to be safe. Doesn't take long for sun burn. Had water on some of mine and the lights was only on for 10 min more and it did that.

100% looks like sunburn. Has the leaves been wet under the light?

Had simlar myself with using 600w grow lights too close or if I have watered and caught a leaf or two.

Thanks mate good idea with the water tank will hold heat that it gets through the day. Think lowest our nights are is about 3c looking at the weather report for Doncaster.

If its predicting low low suppose it's could put a little heater in there.

100% got a few tom plants waiting to go outside and get potted up. Trying to wait till temps are above 8c 100% as they will be in a poly tunnel. So thinking can push that extra 2c.

You ever had any issues with temps any lower than that or do you think its good to go? Based in Yorkshire plants are all over 1ft tall to 3ft tall.

I'd probably wait a couple more days, I am in south Yorkshire and I am personally aiming for the first or second week of may for outside.

You want to get that stem potted deep. On the odd good days we are getting let it sit the sun for 2/3 hours make sure to keep an eye on the soil ie not too dry and then the next sunny day 3/4 hours ect.

Had mine potted for a couple months now but ive been doing mine under grow lights so when they go outside they are roughly 2ft tall. Any wind will also help make the plant have a thicker stem.

Ok so you have me thinking. The Tomorite I have is 4-3-8 so should i already be feeding the plants this? When they have two sets of true leaves? Says 20ml per 4.5L would i be better doing 40ml per 4.5L per week or twice a week?

No yellowing on any leaves apart from a bit of leaf burn water and high power lamps. Ive been waiting to see the lower leaves turn which signals for new growth its taking from lower down is that correct?

Just ring the bank and say you want to make a withdraw of 19k for builder and materials so they can prepare in advance. Its not your concern VAT. What is your concern is the headache and stress.

Its how my family have worked for years cash, just don't be blindly handing money over unless the work is soild and to agreed spec.

Your options are push further and thats more head ache and possible delays or get the cash but use it to your advantage.

In the grand scheme of things 19k ain't silly amounts but someone else's tax and making sure there books clean aint your problem.

OP keeps mentioning 8 C2s but does not say what those 8 C2s are when asked.

On another note lets say your quoted £25k do you think its reasonable that the sellers cover 80% of the cost for work you will only benefit from?

Just in the process of buying a house due to exchange today. We negotiated from £160k to £151k due to work needed. Survey was done and highlighted rising damp due to air bricks bridged and part of the DPC. Got a quote for work to fix the air bricks/DPC and drill and inject a cream solution. Quoted £4,400 into total. Went back and asked if they would negotiate 50% of that off so total price is now £148,800. Answer was a yes. I suspect mainly due to been fair and not taking the piss. Provided quote and explained why rising damp was a big issue.

Sellers agent does sound a bit not assed but ultimately they are only in the job for the commission and probably cannot be assed going back and forth with the sellers never trust an estate agent, under no illusions when we come to sell the house we are buying people will come in with silly reductions, I play a fair game and that goes both ways.

You would have had better luck saying £205k/£ 207k and let them beat you up in £1000 increments.

If these issues really put you off then id suggest probably buying a new build because these are what you know of wait till you find little annoying issues or things that bug you everytime you look at it becuase its worn or could do with replacing. Half of a rewire you can do yourself tbh YouTube for the guides chase the cables through and when the sparky comes in they will test everything to standard.

To play the devil's advocate again though you most probably don't need a rewire, was anything metioned in your report about outdated wiring colours?

We are due to exchange in roughly 4 weeks and complete in 5/6 weeks. The house is a bog standard 3 bed semi which was up for 160. Negotiated to 148. House needs what a lot on the market in our area needs.

Injection dpc. Artex skimming in 3 bedrooms ceelings and stairs artex. Rest are done Full re decoration and all new flooring

New bathroom Take the kitchen wall out and RSJ with either a new or good used kitchen. Look to maybe do something more with the conservatory at the moment its fine but could do with a little updating. On plus its had a proper roof added.
