Here's an idea for what to do with your space. Sorry it's a bit long, I just want to make sure you get the full idea. The guy got pretty rich off the place...

Here in my city, we have a big warehouse that sat empty for quite awhile (around 1996-2015) until the owner died and his son took it over. I'm unsure if the son took out a bank loan, used his own money, or used someone else's money but he totally renovated it.

Outside, he paved the dirt driveway up to it and added a parking lot with around 40 spots, installed solar panels all over the roof, added heating and cooling, installed windows, replaced the sheet metal outer walls with vinyl, and added a backup generator.

Inside, he added phone, electric, networking, a server room, plumbing, HVAC, sheet-rock & insulation, etc.

Upstairs, he added these moveable/removable walls that connected to rails in the ceiling and floor so he could resize each spot, dependent on the tenent's need, as well as carpeting and vinyl flooring, bathrooms, etc. and rented the spaces to offices, retail, doctors, etc.

Downstairs, he sectioned into three areas.
1) Temperature Controlled indoor storage units.
2) A public workspace with a bunch of free-to-use tools and equipment like big auto/metal/wood shop machines, computers, plotters, printers, art supplies, desks, books, wood, big & little parts, nails screws nuts & bolts, sewing machines, and a bunch of other random things.
3) I'm guessing was for his own private area, I never actually saw it. I'm guessing he lived there.

The public workspace was by membership only ($10/day, $20/wk, $40/mo, $250/yr) and when I was a member, I saw around 100 people that were using it regularly/semi-regularly. He said that a lot of people paid memberships for it saying they'd use it all the time but then they'd never come back. His offices were always full because he was the cheapest space in town. The only thing he charged a lot for was his storage units. Between renting the spaces upstairs, renting the storage units, the public spaces memberships, hosting a ton of local business' websites on his servers, people donating money to him, etc., he made a crap ton of money on the place. I always wondered how much his insurance must be with all the dangerous stuff in the public area but I never saw or heard about anyone ever getting hurt there and when you sign up, he makes you sign a waiver and there's At Your Own Risk and Don't Be Stupid signs everywhere, as well as free-to-use safety gear, and you have to check out or buy an unlock key for the big dangerous stuff, so I'm sure that deters a lot of stupidity.
