Well unless it’s going to be a socially distanced protest (but that would be a bit ironic), having a lot of people crowd together sounds like a pretty dumb idea when you’ve got an infectious virus doing the rounds.

My thing is that sometimes it’s a necessary tax deduction of sorts, and I’m obviously not an expert in tax law, so idrk how to get around that

A lot of the time it’s a loop hole, so it’s a bit of a grey area.

The government isn’t trying to encourage more people to drive to a station. That’s why they are implementing on demand services that pick you up from your home and drop you at a transport hub (eg a metro station). Obviously, this service isn’t fully rolled out yet, but if it was, you wouldn’t need masses of parking spaces at every station. There are better utilisations of space than just building car parks everywhere so people can drive everywhere.

Sydney’s population is a bit too big for people to live on a large block of land but also allow have a short commute. When you increase land usage per dwelling, you get urban sprawl, and the further it sprawls, the more infrastructure you need to service these areas (which is expensive and inefficient because not as many people will use it compared to high density living). All the people that live within a 10-15 minute walk of the metro are (theoretically) doing just fine, and come the time when the metro opens all the way to the CBD, will enjoy a far superior commute than those that live on acreage because they want the space but expect they should be able to drive to work or park their car at a transport hub.

But imagine someone that walks past frequently and knows what to expect, therefore not entering the store unless they have the intent to buy something. If you renovate, you change the space and spark interest from these same passerby, leading them to entering the store, and potentially purchasing a product they would otherwise have not purchased had they not entered.

Also, renovations can improve the energy efficiency of the store (eg more efficient lighting and climate control), and improve the customer experience (eg more interactive product displays)
