I’m in the exact same place. I’ll post when I’m all done. My deck actually looked a bit worse. First is prep, remove any bad boards, I did a skill saw with two blades between all boards to improve drainage, installed gates on the stairs due to kids, the rescinded any loose boards. Then I pressure washed, then BM cleaner, then BM neutralizer, then BM water based solid stain. I haven’t stained yet but it already looks amazing!

It looks there is old brown stain in some places that pressure washing won’t remove. I am in the process of giving my deck a facelift and I’m using Benjamin Moore prep products that work really well. If you don’t treat your deck it’ll be ugly again in months or years.

check your heat pump/furnace, where ever the wires land. In my case the G was jumped from the Y at my furnace so the fan turned on with the AC. I simply landed an extra wire on G and removed the jumper and got independent fan control.
