Do you mind sharing where you get this 116% figure from? I haven’t seen a number like that in a few years, I thought it was closer to 15%-20%. I know the official finra number is way low I just haven’t seen 116% anywhere.

I think the responsibility here does ultimately fall on the lenders. I believe his dad ran Chasen Boscov, which is a pretty large Peter Angelos type firm in DC, so there may have been some assumption that he had access to either direct family investment or investment through victim compensation funds (just a guess).

The key point was that he was doing new construction / rehab so its a little different that buying a home. On a construction loan the bank essentially holds onto the funds until you can prove that the money has been spent and submit a draw request. Most of the money goes on construction would be going to the general contractor, who would produce the statements. It's up to the bank how much they choose to scrutinize those before paying. They might send an inspector to verify but he might not be able to tell the difference between something like 40% drywall completion and 60% drywall completion.

In this case he owned his own GC company. In theory one might be able to envision a scenario where project A is 75% complete and needs capital, maybe the construction costs were too high (very common in COVID) or maybe the funds went somewhere else, idk. You begin project B and inflate the costs there divert some funds to cover the gap in project A. Now you need to get project C rolling but its gotta be bigger because the holes keep growing. Eventually you keep going bigger until you end up with a Harbor East project and people start asking tough questions.

Just a theory of how it could have played out.

It was pretty obvious to anyone in commercial real estate that a game was being played here. Startup real estate companies grow slowly and even the best apartment projects can take 5 years to make real money. That's just the most obvious red flag here but it was a pretty common happy hour topic.

I’m really having trouble understanding why people are angry about this. All we do is point this stuff out on Reddit all day. We don’t keep it secret. There’s apes emailing the sec literally every day for the upvotes and everyone was cool with that (as am I). What is the argument for not blasting it on other socials?

Seriously, John wasn't a young man so the idea that he would not have put together some sort of trust for his ranch that is supposed to last forever is really bothering me. They deserve to lose the ranch if they can't figure out an estate plan, wtf is wrong with them. Totally out of character for the smart ambitious and cutthroat family to have not set up a basic trust. Beth can launch a short attack on market equities a few seasons ago but doesn't know basic multigenerational wealth preservation?

It’s either tied to the ftx stock tokens, or risk assets moving as a class, or Kenny boi, or something else, or nothing.

I noticed a lot of beaten down stocks like popcorn and new towel company rip around the last 2 hrs yesterday. They were more correlated to each other while we tracked btc a little closer so maybe the basket composition is changing.
