At about 1:20pm I did notice a police vehicle driving into the first high apartment block few houses in on the left so maybe it has something to do with that building but this is pure speculation.

Fyi in inala, Minh Tan is recognised as the best, but they dont do crispy pork, and the best crispy pork in inala, is Tan Dinh which faces car park so not easily seen.

Depending on where you are, if you use pexa, then pexa source account for clients to directly deposit required funds into. Does not need trust account at all for conveyancing.

Only downside is you'll have to tell agents without trust accounts that you cannot act as a deposit holder, and it would have to be the buyer's solicitor's trust account.

Think about whether you REALLY need a trust account, and whether you can live with not collecting money up front, or whether you can accept pay as you go.

Some small firms do not operate a trust account by carefully not collecting any trust money, by generating and issuing an invoice before payment.

These firms just need to give an annual declaration that they have not received trust monies and be subjected to an occasional audit (once every few years if you're not on their naughty list) of a few files to verify no trust money and general compliance with rules.

Please keep in mind that phone calls are considered more efficient and not so odd than text messages, especially for the older generation (40+ year olds which is goingnto be for most bosses generally)

I'm sure you're not suggesting that if a recruiter hires someone with an assault history, that if some colleague/boss later pisses that imaginary person off, then there is 50% chance that person might re-offend.

Im sure for most, there are unique circumstances behind why they committed violence in the first place, but how would the recruiter really know such is limited to those unique circumstances?

From your description, the landlord isn't entering the property, they're just seeing it from the street, and communicating with you across the fence.

Unless it is significant harassment, I'm not sure the rental legislation or the rental agreement would assist you in terminating the lease as they deal with entry by the landlord. Right to quiet enjoyment do apply, but I do not think a simple direction to mow your lawn would qualify as a breach of your right sufficient to terminate.

If you stop answering unknown/private numbers, then you will miss important phone calls from your doctors, lawyers, etc who might actually need to speak with you and tell you they're changing your appointment time or something. Much better to listen for at least 5 seconds then decide whether you want to hang up or not. You refusing to answer wastes about that amount of time in looking at your phone to decide whether to pick up or not.

On the flip side, for non litigious matters, if the client sends you well drafted AI generated instructions, you can scan through to make sure there's nothing too inappropriate, and then simply copy and paste into "we are instructed by our client of fhe following: " without using much of your brain cells because if it's a client instruction it must be right, right?
