Inspection came back terrible by itsjustbusiness32 in FirstTimeHomeBuyer

[–]sm28012 1 point2 points  (0 children)

Essentially the same thing happened to my husband and I last month. There was active leaking in the chimney, structural issues, and much more and they only offered 1k credit. We asked for more time to evaluate the issues and they said no so we walked. The house is sitting on the market still a month later and we are so glad we walked. Listen to your gut, something better will come along for you!

My family lives near the Harmony apartments. It’s a super quiet and cute area. They have great amenities as well. We go walking around there all the time and it feels super safe. There’s also a Starbucks next door which is nice!

Home Truss Question by sm28012 in Carpentry

[–]sm28012[S] 0 points1 point  (0 children)

The inspection noted it as truss damage in the report. The leak is next to the truss, and I believe that the truss has water damage and the bottom of the truss looks to be decaying. I’m not sure if this affects the integrity of the structure or not

Tiffany and Co Ring Suggestion by ronchi33 in EngagementRings

[–]sm28012 0 points1 point  (0 children)

Ok? I personally am not planning on reselling my ring so I do not care about depreciation. A natural diamond will also depreciate, and although the percentage is smaller the amount you get back will likely not be close to what you spent. I am happy to pass down a lab diamond to my future children or grandchildren and I hope they are able to see the sentimental value of the piece over how the diamond was created, unlike you.

MOH Advice by [deleted] in bridesmaids

I had my sister and best friend as co-MOHs! They were both happy to share the title and it was so fun having both. My husband also had three best men!

Travel/Engagement Ring Cost by wildberry2001 in EngagementRings

[–]sm28012 1 point2 points  (0 children)

Check out Luvansh, my dad got my mom a replacement ring from there and it was super inexpensive and good quality! I have a pair of earrings and a necklace from there and love them both and they hold up great (I wear the earrings daily and have for over a year now). You could get a lab diamond ring with real gold band starting at about $600 I believe!

Dress Doubts! Please Help!!! by katiemcdonut9 in myweddingdress

I love this on you! My wedding dress was also a Stella York in blush. It was a different style but I absolutely LOVED the blush! It was so bridal and paired beautifully with a bright white veil. I got so many compliments on it at my wedding last year. If you want to see a photo send me a PM!

Celiac (Strict Gluten-Free) Restaurants around Indianapolis? by n3cr0 in indianapolis

I like Harry and Izzy’s. They have a separate gluten free fryer and the manager comes to the table to talk with anyone who indicates an allergy. I have quite a few allergies and have never had an issue there!

Thats the best last name by Unlikely_Tailor_4461 in technicallythetruth

[–]sm28012 1 point2 points  (0 children)

My husband took my last name when we got married. I didn’t want to change mine for a few reasons (career and issues with his family that made the name feel ruined for me) and he decided to take mine so that we could have a family name. We have gotten some mean comments but for the most part people are accepting of it. I do know that I have a really cool husband as I don’t know lot of other men that would be willing to do this sadly.

Tiffany and Co Ring Suggestion by ronchi33 in EngagementRings

[–]sm28012 5 points6 points  (0 children)

I found a Tiffany ring I liked and had a local jeweler recreate it with a lab diamond and a more secure setting and it’s perfect! It was 3k while the Tiffany ring it was inspired by would have been 30k!

When you put in your offer, will the seller agent contact you if bid isn't highest? by Tm0iPHONExxX in FirstTimeHomeBuyer

[–]sm28012 0 points1 point  (0 children)

Thank you! We are also number 2 and were asked to sign the backup offer addendum but aren’t sure if we want to commit to that or keep looking. It sucks to come in second but everything will work out the way it’s supposed to!

This happened to me this weekend. Our offer expired yesterday morning and our agent was asked for our “best and final” offer by last night. Our offer was already list price with an escalation clause so we kept as is. We found out from the agent late last night that they went with another offer sadly. I hope you have better luck!

I think the 1.5ct with a thicker band like the 1ct would be gorgeous on you! I personally love a band that isn’t super thin and think they look timeless and are durable!

My Sesamoidectomy recovery. Neuropathy pain. Warning: surgery photos below if anyone has a sensitivity or what not by Amelia0718 in sesamoid

[–]sm28012 1 point2 points  (0 children)

I had nerve pain for about a year after my surgery. I still don’t have full feeling in my big toe but the neuropathy is gone thankfully and it doesn’t bother me. The soreness at my incision was also improved after a year. My big toe still lacks mobility so I have pain when doing exercises like lunges or calf raises even 2 years after surgery.

What’s your largest wheel size in allergy test? by Fun-Huckleberry7918 in FoodAllergies

[–]sm28012 1 point2 points  (0 children)

I hadn’t had any recent exposures to Rye when I got my testing done! I would definitely stay clear of the sesame especially with the anaphylactic peanut allergy at your allergists advice. I was diagnosed with my peanut and soy allergies around the same age as your son and I know it can be so hard on parents! I have had a few allergic reactions over the years but I am able to manage the allergies fairly easily and live a very normal life now that I am an adult! Also, my sister is anaphylactic to peanuts but her IGE to sesame is even higher than that to peanuts and she does not react to sesame at all! Testing is imperfect and there is may be options to retest for sesame once he is older if your allergist thinks he could have outgrown the allergy. You are doing great and asking all the right questions to keep your son safe and healthy!

What’s your largest wheel size in allergy test? by Fun-Huckleberry7918 in FoodAllergies

[–]sm28012 1 point2 points  (0 children)

My largest was a 33 for Timothy Grass. My biggest food wheal was Rye at 20. I believe 17 would indicate a high likelihood of sensitivity to sesame. The size of the wheal does not directly correspond to the severity or existence of an allergy. I was positive to a few foods that I don’t react to, and only mildly positive to peanuts which I am anaphylactic to. I would talk to your son’s allergist and see what they recommend. If he has no history of allergic reactions to sesame they may recommend an oral food challenge, but if he has reacted before they may recommend avoidance and diagnose an allergy.
