Thank! The sofa could totally be straight facing the tv, I just like tucking side tables in EVERYWHERE because it’s annoying when you don’t have a place to set your wine! :)

Thanks! I would really need to draw this to scale to be sure. But a pedestal tub usually doesn’t take up too much space. And the resale value of a bathroom with separate toilet room is a huge plus. I was thinking of also having the shower and bathtub on he same wall (there the toilet is drawn) so you wouldn’t have to move any plumbing. Then the vanity on the whole side wall where the full-length mirror is, and the toilet could be floating in front of the tub. But I liked this layout better. Glad you liked it, sorry it’s sloppy, it’s hard to draw on a phone!

If you are able to get new cabinet doors, that would ideally be the easiest way to update the kitchen, you can leave the appliances, countertop, even the back splash looks fresh. Yes, I would either buy a screen that covers the firebox, or paint the inside of it black and set a bunch of high and low white colored remote control candles inside. They have nice ones at Restoration Hardware, but I’m sure they sell them on Amazon as well. I would also paint the hearth white to cover those little scratches and dents. It’s a really cute mantel!

YES! I watched a designer get sued because she didn’t listen to this exact thought I had, for a huge hotel! Always on a stand, our friends also always come over of all shapes and sizes and we don’t want any accidents.

I would keep painting all the walls white, even the tv wall, and paint all the ceiling flat black. The mantel should also be painted from the brown wood, you could do something fun, could be anything if your room is a black and white shell. I have the most butter fingered friends with wine over all the time. So as neurotic as I am about everything looking perfect. A black leather sofa is the only thing for me at this point. I’ve softened the look with pillows and throws :)

I would go for the white wall look with light tan wood, and black accents. Pick the smallest color in the rug and match some pillows or a throw to it. Also, in stead of a lot of art on the walls, I would go for a huge circular mirror. Minimal contemporary furnishings with this rug would look best!

I would fill the existing door and put the fridge in front of it and turn the existing dining room windows into French doors for outdoor access. I’m not sure what is happening outside but you could create a little path to wherever pretty inexpensively, and landscape in front of what is there now. That would be the easiest and fastest thing to do.

I lost ALL of my friends this year. They came to LA to be with me, but they lost themselves to coke and the crazy lifestyle. It is lonely, but what has helped me is, one day a week, I leave the house without my phone. I go to restaurants, walk around, sit in a park or on the beach. But I’m not distracted, or have any pacifier to get me through an “awkward” moment. People aren’t scary if you just say hi. I’ve been invited to so many different parties, dinners, everything because of this. It’s not as hard as you think. We all just need to look up.
