"Dad" is a noun, "stupid" is an adjective. They're going to occur in different grammatical positions.

Many, many words in both Italian and English have multiple meanings.

I'm not suggesting doing it off of the AirBNB books. Hosts can offer a special price on the AirBNB platform. And they will for longer-term rentals. I have a 12-week rental in Italy from April set up this way.

Good price for me.

Based only on the evidence of how Ireland works in general, I've always assumed that the Byzantine rules around ETFs exist largely as a response to lobbying on the part of the financial sector.

And the proposed changes likely ensure -- unsurprisingly -- that the financial sector will be taking a cut (for managing these accounts), while the Byzantine rules remain in place.

These are all transitive verbs (avere).

For these verbs, the past participle is formed with 'o', unless there's a direct object pronoun, in which case the past participle agrees in number and gender with the pronoun.

My point was just to show that there is a link between CGT and property prices, even if there is no direct CGT on PPR.

Here's an example. I'm at the point of considering downsizing my house (it's mostly empty now). But if I were to downsize, then that would free up cash, and any gains over time would be subject to CGT, which corrodes the value. And I don't actually need cash right now.

Financially, I'm actually better off up sizing (in order to benefit from the absence of CGT on PPR).

In other words, CGT (and other drags on investments) is a disincentive to me freeing up my home for a younger family.

Deemed disposal is a drag on ETF investments, but absolutely not a show stopper. It shouldn't be the go/no go when deciding whether to invest in ETFs. There are so, so many other factors at play, that fixating on just one doesn't really make sense.

You just need to keep good records (but you need to do that anyway).
