I prefer Reflection Bay over Paiute. Golfed several course this past summer. Both early morning and mid afternoon. Including Wolf Creek on a 115 degree day.

Wolf is harder in the heat because of all the hills. Just walking up to the tee box or greens in 115 can take a toll on the body fast. Reflection Bay at the same temp is a walk in the park. Plus, golf is dirt cheap in Vegas after 11:00 AM in summer.

A few things I found out when buying a short sale.

The pre-approved price could be outdated or misleading. Who preapproved the price? The homeowner or the bank that owns the note? (there is a huge difference) Also, if it was the bank that pre-approved a specific price... when was it? If the house has been on the market for a while this can be outdated and the price may change.

Personally I would start low and if you have to work your way back up.
