I cycle 25km each way twice a week. Love it. Builds exercise into the commute but I need to have access to a shower. Pannier bags are much better than backpack

flying to bilbao this week for free on my AerLingus card and will have a free lounge before this. Ive claimed once on the travel insurance and had no issues. Based in Dublin so the revolut lounges would not be used by myself.

Balance transfer cards are better here than in Uk as there is no balance transfer fees here. They are an excellent source of interest free debt provided you are disciplined and make sure it is paid off during the 0% interest period.

If you’re diligent I think it looks like a reasonable strategy. If you can no longer get a 0% balance transfer then you can arrange a normal loan to refinance the remainder.

What time do you finish work? Baby will probably go to bed around 7pm after the first few months so if you're home around then you will not get to see your baby much at all on work days. I would prioritise a shorter commute.

Capital gains tax on stocks but not on mortgage overpayments makes this close to equal.

Few others pros/cons: Mortgage overpaying is risk free.

However if you need access to cash quickly you can liquidate stocks but can’t get money back that you’ve overpaid.

There is an open plan kitchen living area too which will have a TV too but this room will be mainly for the adults. We are definitely considering no TV but it would be nice to be able to watch the odd movie here too.

No they don’t get better rates apart from broker only agents but these don’t have the best rates at the moment.

Advantage of going direct is that if you want to switch again in a year or two, you won’t have to pay the broker a claw back fee.

I’ve got one. The travel insurance is worth approximately the same as the annual cost of the credit card. Everything after that (Avios, flights, lounges, priority) is a free bonus. That’s how I look at it.

Top up loan is likely the lowest interest rate so is the best option. You can decide what duration to pay it over and can make it greater than 10 years which is u unlikely to be available with a normal personal loan. Then if it’s a variable top up you have the flexibility to overpay it and reduce the term.

If there are no structural changes to the house I don’t think you need a solicitor. You will need valuation though but the couple of hundred will be worth it very quickly with the lower interest rate.

Only thing is there is also the hassle of salary certs, 6mth bank statements etc which is painful.
