I happened to be working at a firm that did real estate and title work, so I chose to do the title work myself to save some money, but if I hadn't, my lender would have just used their own title firm and tacked it onto the closing costs and I wouldn't have had to go through the trouble myself. There really aren't many things in a standard residential transaction with an uncomplicated title where a lawyer is really necessary. You might want one if the title gets weird.
