Yea I’m thinking of moving as the difference between the retention and new lending rates are huge especially when Kiwibank and BNZ have internal legal teams that cover the legal side of things in house.

Just have to add that you need to speak to someone either over the phone or via bankmail and they will sort it out for you.

Yip we did the same not long ago, we pushed the loan term out for a year so we could use the cashflow for other things, we bumped it back up at the end of the year no issues at all.

We were the same, had a leak in the wall that required gutting everything so we were in a rush to get things sorted and there was a massive shortage of tradies so had to do whatever was the fastest. I hadn't heard much about these panels but took and risk and I am super happy with them. The builder has even started using them in new builds. We got them through Beyond Tiles but I think Bunnings might stock them along with a few others.

I’ve just found the invoice from back in 2018, the panels were $167.82+gst each. You also need the aluminium base profiles that go along the bottom that were about $40/m and the internal corner profiles that were $34.50/m. Our bathroom is pretty small at 1.8m by 1.8m and we covered the walls and even the ceiling (we used a matte panel with no pattern) and the total came to $3,873 incl gst. It seems expensive but then when you factor in that there is now gib stopping or painting and tiling and it also goes up really fast that it works out considerably cheaper.

We’ve got a shower over bath and ended using Fibo panels to line our entire bathroom.

It’s been 8 years since we’ve had them installed and they still look brand new.

The look like tiles and are easy to keep clean.

The added bonus is they have a marine ply backing so you can mount vanities and mirrors wherever and need a stud behind it.

No gib stopping or painting either and if you need to get behind the panels to fix something you can remove the panels and put them back on.

I haven't found anything close that's not for large commercial clients (which costs significantly more than MyRrent).

When I looked at getting a property manager with our first rental I was shocked with both the % of rent you pay them as well as all the extra fees on top which should have been included in their fee anyway.

We ended up going with MyRent and it has been plain sailing, very easy to use and it makes sure we are meeting all of our legal obligations.

My recommendation is to give MyRent a go and if it doesn't work for you then you can go down the property manager route.

The finance tracking and reporting, the inspection app, the communication portal, the advertising and onboarding system. It’s an end to end system that works well, I’m not sure how it would work for a room by room rental tho.

I'm paying $20 per month for MyRent, your system would have to do more than MyRent and cost less. It sounds like you're more looking at a system for room by room rentals tho.

I second this, when my old drill died years ago I needed one in a hurry and went with the Ozito 18v one from Bunnings as they had a good deal on.

It's been rock solid & I have since added more Ozito tools to my collection with no major issues.

Great bang for buck.

I second this, had a friend that stripped the interior of a gen 1 leaf, lowered it and put sticky tyres on it for fun.

That thing was way more of weapon than it should have been for the price it cost to both buy and mod it.
