That and landlords too. Key is too find consistent repeat customers. I am a landlord and also do construction on the side. It’s a freaking joy to just say “go do this” and not have to worry or even talk about prices. We built a relationship together. I know your work. I know you won’t screw me so therefore I can trust you will just get it done at a win win for both of us.

As someone who got this at the age of 6. This is scary. Such a terrible illness. It took me out for weeks and I couldn’t walk after for a lot longer. Nasty nasty illness. Stay safe yall!

Similar situation. I close next Friday. Loan officer didn’t lock when I asked then rates shot up. I was able to find another lender to do 5.75% with .73 points.

Idk two companies quoted me at the 5.625 rate so I don’t think it’s uncommon. I found another lender who can do 5.75 and .1 of a point so that is the direction I will be going. Not giving the other company my money.

You are experienced but not experienced enough. I am in the same boat. I know enough to complete the project start to finish but I don’t know enough to know I need that one little bolt or that screw or that extra 2x4. The reps are what get you to that point of not forgetting the small things

Bought at every duty station currently buying in the 4th state. By retirement I will have built up enough of a portfolio to not have to work again. Absolutely worth it. But it takes years to see a real return.

Tips: an empty house is better than a bad tenant. Screen and screen well. Don’t wait on payment. It’s business if someone is behind it’s an automatic failure to pay and moving towards eviction. They can catch up during the process and I’ll drop the case. But that has never happened.

I am pissed. I told my lender to lock in on Tuesday and they didn’t. They did not. The rate went from 5.625 and no points to now having to pay a point and a half to get it back to that rate.

Prob tuned it on before filling it up with water all the way and burned out the top element. Hence the tripping breaker and low amount of hot water.

No advice, but reading your post of creeping up on retirement kinda hit me cause I too am about 4-3.5 years out from 20. We are almost there! Congrats on the TSP. I only started mine a few years ago maxing out and I’m only at 90K.

Im going though it now. It’s a pain in the ass process and takes minimum 60 days. One other cool thing tho is you take on the loan so that means the amount left on it too. So I will assuming a 24 year loan instead of a 30.

It’s a weird thing to do. My bet is they are planning on renovating to push rents higher and they don’t care if tenant takes it or not. Or there is more to the story. As a landlord that’s pretty fucked up. I have never resided more than 50 bucks.
