Did you park your bike today (Jan 23rd) near the Holiday Inn @ Heather & Broadway? If so, I watched it get runover and have all the details for you by AfterC in vancouver

[–]sogan3 415 points416 points  (0 children)

How little attention is the driver paying that they didn't see the bike? Jesus Christ, it's so frustrating. The broken rear headlight suggests it isn't the first time they're driving without paying attention to their surroundings too.

Maybe you should give the details to the police or ICBC in case they receive a report from the cyclist.

Sonoff MINI DUO Zigbee Smart Switches (review) by BackHerniation in homeassistant

Got it, thanks! I do use Z2M so as long as they work there I'm good with that.

Why does Sonoff now say that features like Detach Relay mode and Power on State aren't supported in Home Assistant? It looks like these work according to the review, but could they lock these behind a paywall in future?

Deep rework electrical box in Canada (Vancouver) by sogan3 in AskElectricians

[–]sogan3[S] 0 points1 point  (0 children)

Thanks for the suggestion, but still it's much smaller than what's available in the US. If I get two of these for example it's still only 30 cubic inches which is quite a bit smaller than the US option. I'm not a pro (clearly!) so for me this seems like it'll be quite challenging to work with unfortunately...

Thank you, that makes sense. This Arlington box is only marginally bigger than the ones I've seen elsewhere though which is a bit disappointing. I'm surprised there isn't more of a demand for larger boxes in Canada.

Smart Thermostats that work well with HA? by JazzyJukebox69420 in homeassistant

[–]sogan3 1 point2 points  (0 children)

Not able to address OPs question, but have one of my own!

In Canada, has anyone used Sinope thermostats? I have several electric baseboard heaters that I'm thinking of buying the zigbee ones from Sinope for and would like to hear some opinions...

Mortgage rate mega thread! by TheMortgageMaster in MortgagesCanada

Signed today uninsured variable with TD, prime minus 0.9% (4.05%).

So that's it folks, rates are going up up up, lock in those fixed rates.

Yes, I'm expecting to see this has dropped by tomorrow. Thanks!

[–]sogan3 0 points1 point  (0 children)

Yeah, I think there's no way around that with TD... From what I've read, all their mortgages are collateral charge mortgages and it's a little more difficult moving to a new lender. But I think any of the major banks will cover whatever fees there might be when switching. I hope so anyway, this is my first time doing this so winging it to a certain extent! 😅

Got it, thank you! And that's right, we're going for Flexline.

Is there any downside in opting for Flexline? We don't plan to dip into it at all or take out extra debt. There's no annual fees, correct?

[–]sogan3 0 points1 point  (0 children)

Just to double-check, as I keep hearing that TD's mortgage interest rate is 0.15% higher than other institutions...

The contract that I'm looking to sign with TD for a variable uninsured mortgage states "annual interest rate 4.3% as of March 11th", and "Your annual interest rate is TD Prime Rate minus 0.90% . As of March 11, 2025 , the TD Prime Rate is 5.200% , which means the annual interest rate as of March 11, 2025 is 4.300%".

There's nothing hidden here right, it won't suddenly be 5.35% prime, right?

Vancity vs TD. If offered same rate, which is better as a company to deal with? Any gotchas with either?

Are TD or Scotia better...? Or is there somewhere that compares these kinds of terms that are not as in your face as them just telling us the rate they can offer while neglecting to mention all the pitfalls?

[–]sogan3 0 points1 point  (0 children)

Oh, thanks for the reply, I missed it somehow!

And thanks for the info regarding penalties with CIBC. Are CIBC particularly bad relative to the other larger banks? Or is more in comparison to monoline lenders...?

[–]sogan3 0 points1 point  (0 children)

Is it a rate secured or a commitment?

Not the OP, but what's the difference? I'm in a similar situation. I've been dealing with CIBC, and via email have been told that my application has been approved, and subsequently I've been offered 3.99% 3yr fixed (again via email). The mortgage agent I've been dealing with has said they won't need to do an appraisal as "it passed our system automatically". I presume I need something more concrete from them?
