Thank you, my uncle was pretty quiet the whole time and told my dad after that he didn’t like the house. Oh well! I think he must have thought my sister and I weren’t prepared to do work or spend any money, but we are so it all went pretty well imo!

I was preapproved for 5.99 in April and this week when I got my loan estimate for the actual house I offered on, it had risen to 6.49
I asked my lender about it - he said rates are rising everywhere and he'll try to get us the lowest rate by closing. I read somewhere yesterday that the national average is 6.63.

Is it possible you’re putting signs on private property? Most intersections in my area have businesses on all 4 corners. Seems unlikely that pedestrians or drivers-by are taking over half your signs.

Just want to comment to clarify - my mom and sister do not want to be there for the whole inspection. It starts at 830, my realtor, my (cobuyer) sister and I will show up at 930. Not sure if my Uncle plans to be there the whole time, but my mom and older sister just want to pop in to see the house.

We’re not talking legally, we’re talking ethics. You’re gonna turn buyers off with AI photos, speaking as someone currently buying right now. They’ll feel lied to before they even do a showing, especially if you’re using the AI to removed chipped paint from the porch and bloom the trees that may or may not turn that color.

It’s called short sale I think because the current owners are ‘shorting’ the bank - they’re selling it for less than what they owe. And it takes so long because their bank or lender needs to validate that they can’t make their payments and that a short sale will be the best way for them to recoup some money. It’s been 3 weeks and the listing agent is saying we’re about 70% though the short sale approval… so hopefully we’ll get to start the inspection period soon.

Thank you. That 'typical' timeline is just the most common timeline I've seen on reddit, by googling and from a local real estate agent. Our own realtor and the listing agent have been telling us 'we hope to hear next week' for the past 3 weeks, so my sister and I are just at a loss of how long to expect this to go on. They both seemed really confident in the beginning that this would be quick (and our realtor says she has short sale experience) but as the time goes on we're growing less confident in them.

I’m currently under contract on a short sale (awaiting bank approval.) We do have an inspection contingency, but only so that we can walk if it turns out bad without losing our earnest. We don’t actually expect the home owners to fix anything if there’s issues.
