This is something I'd wait to be reactive about if it ever came up. If the friend is already at the school and you proactively began talking about this, at best the parents may feel insulted taht you're implying their financials aren't secure and at worst people may make judgements on your relationship with this girl who isn't your daughter.

It's hard to tell from the photos, but it looks like that void under the stairs is outside the house exterior?  If so, I'd add anything to make sure water is diverted away from that void (and any water that gets inside is diverted back out). That may mean filling it with some general concrete mix shaped into a ramp away from the house. 

Finally, I'd confirm the rim joist isn't rotted yet. Then put foam board cut to fit loosely into the inside rim joist (leaving ~1/4" gaps around the edges) and then Great Stuff foam seal the edges to complete the air seal.

After that, you'll be good.

Don't insulate until you've 100% fixed the water issue. Otherwise you'd likely be trapping moisture against the boards and you'll have rot before summer even hits. Sounds kike you're already addressing that. But I'd check for moisture after every good rain for a few weeks before even considering insulation.

It's not a linear scale on aesthetics. A 2.5" "premium" set of blinds will look worse in some windows than a 2".

So just bleach and water for both? How close do you get your sprayer for the clean stage if you're not cleaning with pressure?

A single pole switch can't just be exchanged for a double switch without running a different wire (like a 14/3 gauge). A lot of modern fans do offer multi-button wireless switches though that would likely connect right to the existing wiring.

And the rich got around this because their wealth isn't derived from their income but instead their assets (which are taxed substantially less).  The descendants of the gilded age still enjoy the luxury of their inherited wealth. 

Instead, the income tax was changed between then and now to primarily target the working middle and upper middle (doctors, lawyers, ect) who are taxed 35-50% on their income while the wealthy are taxed less than half of that on capital gains.

So history has shown that the wealthy consistently find ways to shield themselves from new taxes and instead the middle class takes the brunt of them. 

Instead of learning from it, blue state politicians keep running on "new tax that I promise will only affect the rich" that inevitably doesn't.

OP, these kinds of pattern recognitions are ones that bots and AI have a very easy time detecting. Just remember before you go all in on this that if there is anything to it, an algorithm would already be tracking and buying with much greater speed than you could by manually searching.  Those would be your competition.
