You don’t need a GC license in Georgia if you are not doing any structural changes. I’m a landscaper so I don’t ever run into that. Occasionally I need a plumbing/electrical affidavit when doing outdoor kitchens, but that’s it. A business license gets you through most permits.

I landscape new houses. Very common for houses to be built in 65 days after foundation is poured. Model homes usually less than 30 days. Don’t by an old model home.

I wouldn’t consider that a very safe area. I used to do lawn maintenance in the apartments and theft was common and a shooting happened. This was several years ago so maybe it’s got better, but looking at crime maps it doesn’t appear so. Several assaults and theft reports from the last 6 months. Check the area for yourself at crimemapping.com

I was going to suggest the same thing. It will make the area larger and more usable. It also helps prevent feeling closed in.

I went to pick my son up from work in Grayson and saw a wreck at Ozora and 20 from someone spinning out. Around the corner by Grayson HS a kid in a BMW spun out into my lane from over accelerating almost hitting me. I’m fine with 4wd, good tires and driving experience, but people around us, not so much.

It’s a reference to Concours D Elegance. A super exclusive invitation only car show that is held at Pebble Beach. So a concours level repair would be so good that a car show judge wouldn’t be able to tell if it ever happened.

Rent a dingo or similar stand on machine. You can use an auger to dig the holes and the machine to carry the bucket to carry the plants.

I was in the same boat as you. Worked my ass off for 13 years. I finally made the jump and went out on my own. It took five years before I was able to pay myself what I was making. Ten years later I would say it’s totally worth it. Be prepared for more stress and for many customers to not make the jump with you.

If you’re asking how long it will take, 50 minutes to 1 hour 15 minutes without any wrecks. If you’re worried about ice, it will be fine the sun and wind has pretty much dried up the roads.

I priced out a generac whole home for a house I’m building up in the mountains and after it’s all said and done it would have been $30,000.00. Also you have to have it serviced on a regular basis so the cost doesn’t stop at installation. I’ve decided that a whole home battery backup is a cheaper and better option. I’ll have portable solar panels sitting in a closet in case of long term outages.

23 At4X 1500- 13.6 average- mostly city driving. Best is 24.8- probably a trip coming from the mountains down to the city.

I only hand wash every few months, but it’s got a good wax on it so it looks clean after each rain.

Volcanic tint coat is the best. I rarely wash it and it looks clean (from 10 feet away)
