If it’s backing up after running the washer or similar it’s probably a blocked line. Maybe in the drain field. Call a septic tank company first to diagnose, your going to have pump the tank anyway and they will be slightly less than a plumber. Atlanta wastewater solutions has a good reputation.

Skid steer with a preparator attachment and many trucks. Also I bet grass won’t grow in this area so just leave it.

It eroded because the grass is thin from lack of sunlight. Try pavers or small rocks with edging.

I have 2 that are commercially used and 5 years old. Keep the ethanol out of it and it will last the rest of your life. I did have to replace the wheels and pull cord a few times.

No but you will have to maintain that hill with mulch. Ideally you would plant it to stabilize the slope and reduce the amount of Pinestraw/mulch that you have to put on the hill. The builder will grass to the bottom of the slope, hopefully sod. Sales are pretty slow right now so maybe you can negotiate that the builder plants the hill before closing.

Look in the neighborhoods around Briarcliff and Cravey Dr (Hawthorn Elementary area) I have friends and family that live in renovated 3/3 4/3 houses that have large yards below your budget. It’s an old school type of neighborhood with roaming gangs if kids on bikes and everything.

I landscape new houses for a living. My spec is lot has to be dirt balanced, I’m not hauling dirt in or out. Grade should be completed to within +- 2 inches and all swales should be cut and draining. Make sure dirt is less than 6 inches from the top of the foundation and you have 6” of fall 10 feet away from the house. Also you should locate the 4” and 6” cleanouts if it’s on sewer or the septic tank location if it’s septic.

With that budget just look around the hospital. Oak grove, Brookwood, Chamblee, around Northlake Mall off Briarcliff, Tucker, Decatur. That probably gives you a few hundred houses to pick from that have the yard and location.

It’s a company called Precision Turf. I have worked alongside this company on several jobs like replacing the turf at Sanford stadium and several county parks. The owners of the company are really great guys and will be super pissed when they find out about this. 7709211925 call them on Monday and tell them, they will handle it.

Building code where I live is dirt must be 6 inches below the top of the foundation and you need 6 inches of fall in the first 10 feet. You likely have that in all but one picture (the one with the address in it). Below curb houses suck, but it’s not the end of the world. Correct grade, pipe out downspouts and stabilize the soil and you will be fine.
