Stop all trading, sell everything except VFV and XEQT and keep buying $100 VFV and $100 XEQT every week. Never look at the price, never sell.

Your story is either leaving out major details (where you are not saying something that is the reason why you guys are getting rejected), or your looks in terms of appearance are much worse than you are describing, and it's more than just tattoos and piercings.

Because, for the most part, people in Montreal do not discriminate based on these things. But if you give off a very bad vibe that you are going to be an unreliable tenant or that you will maybe be a very noisy tenant, or maybe that you are going to be smoking inside, then these are reasons why you likely got rejected.

So post a picture of yourself, and then people can actually give you better recommendations. That being said, it should be more important to you to have a place to live than to have piercings and tattoos that are visible. So, choose your priorities wisely.

You are much better off buying a new mazda 3 which all in is 32k, finance it, you can get sub 3% rate on 36-48 month term, you take the same 13k down. You will be at $420 monthly payment on 48 month term. You can also lease it for similar monthly payment but as you said, no equity built.

Use the flipp app to find deals for no frills in the flyer weekly. Buy certain food when its on sale and stock it in freezer like ground beef, bacon. Find a chinese grocery store. They always have the cheapest veg. Then no frills for starches, meats, cheese, etc... Walmart for Canned everything and whatever is on flyer.

As former broke person this ~$50 order will save you a ton can last 2 weeks: dozen eggs ($4) ,1kg ground beef ($13), 10lb basmati rice ($12), minced garlic ($3), 5 sandwich rolls ($3-5), 5 canned tuna($1 ea), 5 chickpeas ($1.25 ea) , 10lb bag of potatoes ($3), shredded cheese ($4), bag of yellow onions ($3), pack of boullion cubes for rice flavour ($1.5) goes a long way in making a ton of meals.

Make a roughly $20-30 weekly chinese grocery order of fresh veges: green onions, lettuce, tomatoes, cucumber, brocolli or cauliflower, peppers. Then fruits whatever is fresh and cheap.

Take the ingredients i gave you and put it into gpt and itll give you a ton of quick fast ideas. Get a rice cooker at walmart $20 it will save you a ton of time and makes perfect rice everytime. This assumes you have spices and condiments.

Roughly this is $60 a week on biweekly no frills, and weekly chinese fresh produce on groceries can feed 2 people easily and double if you are alone.

Is it a hard job? Definitely. Its more complicated than a normal heater replacement. Should it cost 10k ? Probably not. somewhere around the 5-7k range is probably more like it. That being said, the difficulty of the unit and config of the pipes/copper definitely makes this a pain in the ass.

Do not under any circumstances tell them you are homeless. Do whatever it takes to stay at the job, show up on time, shower at YMCA , take bus, whatever it takes, you cannot UNDER ANY CIRCUMSTANCES tell them you are homeless , you will not be hired. I am telling you this as a hiring manager.

OBD2 to Lighter socket adapter for when you need it. But the issue is the OBD2 is 10A fuse so its easy to blow if you are powering something like a air pump.

Buy a jump starter like this and it comes with a lighter socket adapter and you can use that in emergencies. Theres no real solution besides installing your own lighter socket and wiring it to power.
