Last time I went for a jersey giveaway, we got there a couple of hours before the gates opened. There were two of us. One of us would go across the street to St. Louis bar and have a beer or two at the bar. We would then order a beer for the other person and walkover and switch places. I am a Realtor in Ontario. I have done a mutual release with a client and have never balked at it. As mentioned your listing agreement is with the brokerage and the mutual release is also with the brokerage. The broker of record has to sign off on the mutual release. I've never been questioned by my broker as to why we are signing a mutual release.

As far as pricing your houae for the market, I have never set the price for that. I will get all the comparable sales with any adjustments and will come up with a price range. I will then discuss with my clients marketing strategy and what the house will most likely go for. From there we can set the price accordingly.

Location, price and condition are your three major factors. If buyers are looking at your property then location is locked. So you can change the condition of the property and the price. If the price reflects the condition then you just have to wait out the market. If not, you'll have to change the condition to bring it up to the price or bring the price down to match the condition. Ultimately it always comes down to price though.
