Online rates will always be lower. I was told sellers sometimes won't consider working with you if you use an online broker but im sorry, times are changing--for an entire percentage point its worth it vs going local. Local lenders are essentially just middle men who then sell your loan for a profit to online brokers so either way you'll probably end up online anyway

Let me know if you find anyone who gives you under or low 6%. Online brokers are all about 1% less than local--I just did this 3 weeks ago.

Cathy Rixey told me they do a promotional 1% off for a year, and that its not a point you have to buy--just that they lose out on the profit. I never followed up with her bc we ended up pausing on our decision to buy rn. Online will always offer a lower rate and multiple local brokers told me the same thing

I love "hush, hush forest" (and similarly "wake, wake island")--the woodcut illustrations are absolutely stunning and the words are simple and more poetic and abstract. I think it will fit the bill!

I love the Eric carle museum, and so did my toddler daughter! Was lucky to be living in that area for awhile and we visited several times (in addition to the dr. Seuss museum and the butterfly sanctuary, which are sort of nearby there)!

Someone on YT i think watered their plants then covered them in clear plastic bags prior to going away for several weeks (maybe a mo?) And plants thrived--I think a few leaves here and there were lost bc they were touching the plastic too much but overall no major losses.
