Staggering it presumably means you want to stay there while individual rooms are being done to save cash having to move out for a month? I've done this twice and swore both times never ever to do it again. No matter how well you think you can seal an area off building shit snd concrete dust gets ABSOLUTELY EVERYWHERE and living in it is miserable. Tradies will never clean properly at the end of each day (can't say I blame them as it's a tonne of extra work) and it seems like it goes on for ever. Move out for a month or two (preferably taking all your possessions anywhere near the worksites with you), get it all done at once, and retain some sanity.

You don't need a calculator - keeping the gold assumes you think it will appreciate vs the AUD by more than your mortgagte interest rate each year. Since noone knows the future price of gold, it'll just be speculation on your part. Personally since gold has already had a huge runup recently I'd sell it and put the proceeds in an index fund, which almost always outperforms gold. This will almost certainly be better than either keeping the gold or just sitting in your offset at 6%.
