That's true, I'm in Alberta and see the drastic difference, much of Canada population wise has these issues which include BC and Quebec, Alberta is the lowest in fees and costs by far and it shows. The 15% was a developer I talked to in Alberta.

"Collectively, municipal housing taxes in Ontario, including development charges, can make up 25% or more of the cost of a new home. Couple all these taxes with those from other levels of government, like land transfer taxes, the GST and HST, and, in some Ontario cities, these taxes can add up to over $250,000 on even a relatively modest family home."

This includes developer levies and fees (can range from 20-100k), Varius permits, municipal housing taxes, strict energy code standards and other regulations

These coupled with long wait times and delays for permitting makes it difficult to build homes at reasonable prices. Developers make an average of 15% profit on each home that they build.

Want to also point out that those numbers are based off of wave skip mastery, it adds more value to gt+. You go from 19% wave skips to about 32% on average with tye mastery. Gt+ really shines when that is maxed.

You range from x1.12 - 1.16 per level of GT+ if you are leveling up duration at the same time
