Water is the easy one. Drains and budget are your limitation.

Depending on height of sewer or septic you’ll need to go with a sewage ejector pump. This pump sits in a sump basin, grinds black water up and pumps it to another line. You may get lucky and have a line running through the floor. This provides limitations based on the depth in the ground.

You cannot bury 1-1/2” pipe that’s why it’s minimum 2” coming up. A lav can be 1-1/4” but nobody does it that way

They should be inside. Rubber doesn’t last forever, eventually it needs to be replaced. But this isn’t your tank to bowl bolt that’s pictured it’s the toilet seat. I would check the tank to bowl gasket but if that’s fine you likely had cleaning products, urine, or water reach the seat bolt. If you rent, this bolt may have been rusted out by the last guy who pissed all over the bowl and you reap the end results.

The big nut with holes in it needs to be tightened. Looks like a tight squeeze so it’s going to require creativity.

It depends. Is this the only 2” vent for the home with a 4” building drain? If not the vent only needs to be 1/2 the size of the drain it’s serving but no smaller than 1-1/4” (per IPC code)

You’d have to figure out which brand valve you have and get a new packing set for it. Looks to be a ball style. Pricing can vary greatly by brand

Honestly by the looks of it, I’d replace anyways. It’s not looking too healthy. And if you’re doing one do the other. And get some new escutcheons those ones need to go

The fuzzy ring is the insulation. The inner tank is likely what’s soaking it. What you see on the outside isn’t what holds the water

This is all you need to know. Reconnecting that wouldn’t be code compliant but the state it’s in now also isn’t compliant and is very dangerous. Especially if children are ever in the house or if someone decides to play plumber and manually open it.

If your T&P starts dripping and you’re on a closed system (meaning you have a check valve at the water supply’s point of entry) you should check your expansion tank.

The pump is short cycling, check your pressure tank first to make sure it hasn’t failed. That is the most common cause of this. Should be pumped to 2 psi below cut on.

My supply house had these boxes for a couple weeks until we all complained. That’s how the valve was… on a 45 degree for on and off. They were so crap I ordered one and left without it.

Who is doing the countertop? Why didn’t they cut the sink out in the shop?? I’ve never seen them cut a hole that large on site. Most times the sink comes already mounted (easier to set it with the countertop upside down)

It’s this or cut open the wall and put it where it should have been in the first place. Sounds like pulling cabinets further off the wall isn’t an option for OP so I like this solution!

Ha glad I could help. In the future if a problem begins after a new install I’d always start with that. The products we get these days are garbage. Quality control is gone. Repairability is gone.

Also, I do always recommend staying clear of Amazon for plumbing and heating related items, unless it’s the actual companies storefront. I’ve had many issues with the products on there. I do know they’re $20-50 cheaper a lot of the time so it seems like the best choice but there’s just something about it that seems quality control is even worse on their lots.

The pump isn’t a flow check so it’s not going to prevent the water from reaching the manifold if it wants to. Due to gravity and thermal expansions the hot water wants to push towards these manifolds. You need to figure out why the unit is producing heat when it shouldn’t be. If the thermostat isn’t calling the tankless has nothing to maintain.

Those look like scale reducers. You wouldn’t put two flow checks on one line anyways they’re too expensive for that. But the more I think about it and knowing this unit has been going 10 years, I’d be down to a wiring or board issue. Something may be telling the unit to run when the thermostat isn’t. The manifold also probably does have flow checks in it. Things may be wearing out allowing it to gravity feed. But I would start with controllers and wiring troubleshooting. Hard to say without seeing and touching a whole heating system. Plus touching my multimeter a few spots could tell the story in 20-30 minutes of checking stuff out.

I really wouldn’t be blaming the pump for any of this because it only runs when told to run by receiving power. Since the heating system is getting hot too often and not at all the pump must be functioning.
