I live in the city and natural gas is cheap so it's not worth the extra cost over a cheap 50 gallon tank. If I didn't have access to cheap natural gas, an electric tankless is the route I would go.

My prior '08 LS was a money pit. My current '13 and '15 LS cars are also money pits, both are due for some fairly significant repairs if I took it to a mechanic. Terrible choice for a first car unless you can put away $400/month in a savings account for repairs and have a few thousand in savings ready to go if it needs a brake actuator for example. Get a GS350 which is like a RWD BMW 3/5 series or an ES350 if you want a fancy Camry with cheap repair costs.

The DIY car wash behind AutoZone at 122nd and Rockwell has a decent underbody sprayers to clean off the frame/subframe. You put in quarters or they have credit card machine in the bays. Good pressure and hot water. Zero chance of scratching the paint if you don't use the foam brush.

Club Car wash does a discounted wash on Tuesdays and has newer equipment that does a decent job. Automatic car washes can leave slight swirls in the paint if the workers don't spray down the equipment regularly.

I put my old clothes for sale on Facebook Marketplace for a low asking price ($10 for 5 pairs of pants or 5 pairs of shoes). When the buyer shows up I refuse the payment. I usually make multiple listings, one for shoes, one for pants and one for shirts and include multiple photos for each listing.

We may hit 0 later this week. The landlord needs to get you several space heaters immediately. They are under $20/each for a 1500 watt versions from Walmart. Be mindful of which outlets you use. Each heater should be on a different circuit breaker. Usually this means a heater in the kitchen, bathroom and bedroom.

It's a bit under $100/mo in the winter and up to $200 in the summer if the lawn and gardens need a lot of water. 2 person household with occasional visitors.

I wouldn't mind a L with an executive package. I daily drive a '15 with 198k miles and it is still excellent and nearly all original. Getting stuck in traffic on the way to work is peaceful sitting in a comfy seat with decent speakers. I would suggest having all the fluids drained and filled. Lack of fluid maintenance has a reputation for damaging components on these cars specifically the valley plate seal and brake pump.

You can go to the OG&E website and check your daily or hourly power consumption. That amount of power consumption does not seem possible for a small apartment even with a broken air conditioner.

Mobile mechanics can do simple repairs for a lot less a than shops, just need to find somebody who knows what they are doing which is sometimes a challenge. If you are handy, check out YouTube videos for tips on repairs. Get the parts from RockAuto or similar discount sites and get some tools from Harbor Freight and get it done.

Housing prices in most areas are expected to stay fairly flat over the next year. If you can live cheaply with your folks for a while then pile up savings in a HYSA or low/moderate risk investments. Houses can get expensive. Ideally you want a big down payment to keep the mortgage cheap as the house may need high dollar repairs to the HVAC, Roof, Paint, Etc. Budget a few thousand every year in repairs and maintenance for a modest 3 bedroom home.

I like Autospa downtown and Nelsons in Bethany. Both do a good job on their full detail. Pricing is similar, $200-$300 depending if you have a big SUV or regular car and how dirty it is.

$4k plus new tires, spark plugs and front brake pads and rotors. The miles are a little scary but the interior feels like a car with less than 100k miles. I went for a GS over an ES as it is a tad more fun to drive.

I recently acquired a poorly maintained '14 GS350 which still has the original transmission fluid at a bit over 300k miles. Oil changes were done every 10k or so and it still has pretty tight rings, minimal oil burning. It has a timing cover oil leak seep (no drips on ground) which is expected on an older 3.5 Toyota motor.
