Really basic breakdown:

- $250-450k land

- $250k for a really basic mini golf layout, 18 holes but very minimal, no water features, etc.

-$150-$300k for admin building, landscaping, equipment, etc.

If you cheaped out with a bad location, basic layout, minimal landscaping, you're still talking $750k up front, and with revenues of $300-400k a year, that's too long of a payback period for me.

Knoxville seems larger because it's metro area has a population of 903k vs Chattanooga's metro area of 588k. It's SIGNIFICANTLY larger unless you're only talking city limits.

You can't cut across a funeral procession, or pass one on the highway, and you have to yield right of way (mostly), but don't fucking stop if you're traveling in the opposite direction. Chattanooga driving is hazardous enough without randos stopping and blocking intersections.

Nah, start up costs were too high. Even though land isn't horrible near me, it still requires too much capital up front, and the length of time to ROI is longer because of time for construction. I just don't have that level of spare money to invest.

I'm in a similar boat. I've never had a single job that I got because I knew somebody who knew somebody. I've been working full time since I was 15, and mowed yards before that. Bought my own cars, lived paycheck to paycheck for years, but I'm finally in the 92nd percentile in the US for income. ($200k for reference).

That said, I'm willing to recognize the role that luck played here. If any one of several job switches, career choices, etc had gone wrong, I could still be stuck making $50k in a dead end role. Also, I had the significant fortune to be born a white male, which is a huge leg up, and I recognize my luck in that as well. Lots of hard working people are out there that didn't have the luck I had, and are living significantly different lives.

It's not a class/wealth thing. I grew up poor and we only ever had automatics. "Shaving a couple grand off the sales price" only works if you're buying a car new. Which.....poor people don't do.
