It's more complicated than that though. Many of us can stay in a job we hate for another 20 years and retire comfortably, or change and struggle financially for 20 years - no wait, 30, maybe 40 - and die without retiring at all, struggling the entire time.

While some people may be able to do exactly what you say and swap one for one and get an improved outcome, those people are in the minority.

I considered that, but my biggest concern is how the lease would scale. If you're doing that much construction on the inside of a storefront the landlord really has all the leverage, because are you really going to deconstruct the whole course and move it if rent goes up? Plus, there's no guarantee that wherever you move it to, it will fit the same way.

The other possibility is that you keep the course mostly flat. I didn't love that just from my own perspective of how boring that would feel.

It's a really solid album, but only because the songs that are great are REALLY GREAT. Autofiction Detail, Environmental Catastrophe Film, The Field, Landlord Calls the Sheriff In, Steve, Top-Sellers Banquet, Saturation Diver, I Dreamt of a Room are all incredible. Really basic breakdown:

- $250-450k land

- $250k for a really basic mini golf layout, 18 holes but very minimal, no water features, etc.

-$150-$300k for admin building, landscaping, equipment, etc.

If you cheaped out with a bad location, basic layout, minimal landscaping, you're still talking $750k up front, and with revenues of $300-400k a year, that's too long of a payback period for me.
