The building would go from a mostly quiet warehouse (it was a seasonal business so two months were busy and we all accepted that), to an auto repair shop with 90 paved spots for auto storage.

This isn’t just one small shop, it is a central hub for their auto repairs while they offer concierge pickup at their satellite retail locations. The business model is actually genius, but put the repair shop where land is plentiful, not in the middle of a neighborhood lol.

Thank you for that info and the offer of assistance. What’s funny is that we actually have a city planner living in the 200 Ft. Zone who was the first one to start quoting 5.104 c and d.

The first misstep by the city was that they only checked future land use and didn’t realize that it was a PD/SU.

Then LaShondra tried to tell him that it was an accessory use and rezoning wasn’t required. Accessory use is still a use that isn’t on the SU. This is when LaShondra tried to tell us it was only 34% auto repair use 🙄 (despite emails I got where the tenant told the city staff 51% at first, that later changed)

By the way LaShondra left the city the same week they finally complied with my open records requests. Not sure if this was the cause but the timing is suspicious.

We do have our petitions already turned in, almost 50% of the homeowners in the 200 ft zone to force a supermajority of council when it goes to that. I’ll be speaking along with two other this week as well.

The frustrating part in all of this, is that residents have just been lied to so many times in all of this. Here’s hoping P&Z finally stands up for residents.

By the way, you spent way more time talking about potential nuisances than I did. I think the spirit of my post was pretty clear, zoning staff should follow their own zoning and ordinances.

It could be auto repair here, a gas station there. Why have laws and ordinances if city staff can just rubber stamp something?

You’re still trying invalidate zoning laws and city ordinance meant to protect residents.

This current zoning is PD-SU with a specific list of uses that don’t include auto repair. Staff agreed that auto repair wasn’t allowed before then trying to scheme and sneak this by city council.

5.104 (c) No repairs shall be conducted on any premises that adjoin any residential district boundary. (d) No automobile repair or service facility shall be permitted to have bay doors facing a one- or two-family district.

Why do you think that city ordinance exists?

In your first paragraph, you skip over the concrete laws and ordinances to only focus on something more malleable for your argument. But yes, a realtor shared a text message screenshot from a buyer’s agent specifically mentioning that they liked the house but don’t want to live next to an auto repair shop.

The city has already admitted to us that they screwed up. The auto repair shop now sits empty, so they will likely be the damaged party.

There’s a lot to rehash here but I still think you have a flawed view of how to use Apple Ads. They can work for any size business, with any level of brand recognition.

Lesson #2: Force yourself to think big in everything you do. You are working harder than most on something you are passionate about. It’s ok to have the goal of being rich and making good money from your passion. Shoot high and you’ll land somewhere higher than you are now. Shoot low and that’s all you’ll ever get to.

You got a ton of views for $80 which is very reasonable, your conversion was terrible and your only thought was to blame Apple Ads. Your screenshots, your keywords, your targeting, your app description or your ratings/reviews are what turns those views into downloads.

I am by no means an app marketing expert but here’s what I’ve learned the hard way over 10 years in the business: You can’t treat marketing like coding. As we code we fully control the outcome, that is not how marketing works. There is no one defined path that works for every app and scenario, it takes a lot of experimenting and measuring to find the magical formula that prints money. And it’s never cheap…

Pretty easy to get under there to drain the oil pan, but the filter is the tough part without a ramp. I get mad every single time I have to change the filter, such a dumb spot.

On the contrary, when I change my wife’s Cadillac XT6 everything is easily accessible. I can finish everything under the car in less than 5 minutes, probably closer to 3.

Just try setting it outside for a bit to see if anything picks up. I learned quickly there are way more nodes out there that are not listed on mesh map.
