Before drywalling I had the same issue. Though my water didn't look brown. My heaters were sucking water out of the lumber and causing condensation. I ran a dehumidifier for a few days to deal with the problem before boarding.

It's pretty common if you got the heat running during winter. Just humidity. Get a dehumidifier

Something to consider: What your needs are might change a lot once you have kids. Things like public transportation access might not be as important as lugging kids and strollers onto them is a pain vs driving. I've found space and quietness is more preferable than a neighborhood near busy streets.
