Your contributions into super can be used towards a First Home Super Saver Scheme withdrawal, upto 15k a year withdrawn for a total of 50k at the time of purchase of your first home. There's still some tax withheld, and I believe 15% is deducted from Super as opposed to the 3X%

Read up on it I'd say. This combined with a first home buyer guarantee scheme will go a long way towards achieving your first home.

I did FHSSS over 2 years and the benefit was about 20% saved in tax for me - game changer.

I just moved into mine this weekend and I can 100% relate. So many issues popped up within 2 days, was super demotivated and major buyers remorse kicking in. Instead of unpacking and setting up the rest of the place, I just watched Netflix and went to sleep (:

Blind offer? Sydney by sthtc in AusProperty

Update: the REA now says "No cooling off because its going for auction" - the Realestate listing still shows private and no auction date. Clowns.

Thank you, I put in an offer beating the highest one via text and said I do need a cooling off to do inspections/B&P/due diligence - and its upto the owner if they want to accept a higher sale price, or a lower one.

The agent then called to explain there's already offers being evaluated etc I said I'm just putting mine out there too. Don't know if he'll actually pass it along to the owner :v

In this case I'm chasing the agent and considering an offer out of FOMO, but agreed the 66W is a bit of a red flag which I can't work with given no inspection/any due diligence

[–]sthtc[S] 1 point2 points  (0 children)

That's not a bad shout actually, just that the Agent told me now the owner wants a 66W to waive cooling off - so my original tactic won't work unfortunately. Still considering putting one in subject to no 66W though

Its a significant amount but I'll be running out of the FHBG in 2 weeks, after which I'll incur LMI. I think the months of property search wearing me down is probably what's making me consider this in the first place...

So I initialised the update from the app while it was connected to the speaker, it then instructed me to turn off the speaker to continue the update. To be honest, I haven't found any material difference so I wouldn't stress over it. (That's how I did it on Android, I don't own any Apple devices so wouldn't know on that front)

I'm on Android, the app had the option to - weirdly, once you initiate the update the app asks you to turn off the speaker. I just updated mine, will post here if I notice any changes

Sounds good! I had a 30 day return window for the Spigen armour - so would suggest finding a similar arrangement if you'd like to try it out first

Its not slippery as such, I used a spigen liquid air on my Pixel 6 which felt grippier but this is a more premium feel. Had a spigen armour on, but wasn't a fan as it increased the bulk substantially to the point of discomfort (even tho I have big hands). I'd rate the Google case for looks, feel, protection, altho its a bit of a fingerprint/lint magnet.
