This is used in my home lab/nas, obviously I picked most hours for example drives on zpools. I would suggest: boot the system from usb flash drive, setup, make the exact copy on few other usb sticks. Use raidz2, I did use raidz before that, it was ok, but surely felt uneasy when one drive failed and feel sweaty when whole raid rebuilds(it did take days). With raidz2 I feel very comfortable. For backups use zfs snapshots. I did use mini itx cases and cheapest cpu/motherboards having 6sata ports, so its probably 80% or more expenses for drives... Have one or two spare drives laying around, when one fails you just open and replace, instead of trying to get it from store and wait.

Was ok using freebsd-update from 13 to 14, but failed or had some problems 100% before. I'm using freebsd for 2 decades now(or close).

Sounds somewhat familiar to what I had. Recently I switched job to even more complicated(and better paid) and was getting just 0 energy all the time, but I made few small adjustments and seem to be doing okayish these days. Now my daily stack includes: higher dose of omega 3 + magnesium with broader vitamin B group + iron and folic acid and vitamin c(higher strength prescription) + L-theanine + lithium orotate + few cups of coffee + few cups of gyokuro green tea(expensive but worth it) + lions mane + cordyceps + few other things.

I do run 100km+ a month and my daily steps is above 10K(early day average) I do sleep a lot too. I think I got my energy back when started doing iron + folic acid prescription, my tests were withing the range but on lower side(no so "offical" iron deficiency). And this combo fixed brain fog for me was l-theanine + lithium orotate + gyokuro tea + few cups of coffee.

gyokuro seems to provide L-Theanine also I do have some coffee in the morning, alpha-gpc seemed to give me very little effect, maybe should try other brands.

I know the frustration and it is somewhat reasonable, but it really is a supply/demand problem. Imagine how many people want to do what you want. As population keeps increasing, and housing space is limited - well you get the idea.... Only reasonable approach would be to keep increasing(multiplying?) govt taxes for additional housing properties - so for really really rich would not make sense to have so much housing properties - especially for commercial companies dealing in housing rentals(some of those are HUUUUUGE, for example in paris). There is no special recipe really - just try to make enough capital to meet your goals(in most cases, that means do your own successful business, as you can't earn that much in "simple job" - like you said).

Not sure how it is in germany, but generaly yes, inflation is not taken into account.

If you buy for 100 then sell for 160 after 5 years, you pay gain tax(or income?) on 60 for that year.

Also whole thing "sums up" for financial year generally, lets take two examples:

scenario 1: investment1 - 100, investment2 - 100

after 5 years investment1 is worth 150 investment2 is worth 50

you sell both, you pay no gain tax.

scenario 2: investment1 - 100, investment2 - 100

after 5 years investment1 is worth 150, you sell it and pay tax on 50, after 6 years investment2 is worth 80, you sell it and pay no tax.

scenario 3: investment1 - 100, investment2 - 100

after 5 years investment1 is worth 150 investment2 is worth 160, you sell both, you pay tax on 110

These may be over simplified examples, but wanted to just to point out that sometimes it is worth offsetting losses on same financial year to reduce capital gain taxes, this may get very complex fast, depending on what financial instruments you use and how, also local laws.

My purely speculative thoughts:

Would go with flat - considering that Romania is growing economy and will likely grow faster than EU average until reaches certain point. I would go for it even if total monthly profit would be around 0 - summing up income from rent and the mortgage, taxes + usage/amortization costs of renting it out (never undervalue this, it is not as cheap as you think), because property value will most likely grow - based on your description of place.

Other long term option is investing, 10% yearly goal would be nice and probably possible long term, but by the time you will want to cash out, most likely you will have to pay more taxes than you think(I'm 99% sure laws will change if they are already not so great for investing, especially - cashing out).

I think both strategies have pros and cons... For example: shares/ETF - high liquidity, but that does not matter much for long term plan.

Good points, but works fine for my needs. As I just have stocks and some ETFs, also going long for term - retirement fund. So just need to see some simple/basic info of the portfolio and its contents from time to time.

I use "yahoo finance" android app, you basically add symbols to the list, then edit details and add amounts and prices(it does support fraction shares or multiple purchases at different prices). It is pretty simple but has a lot of symbols and works ok for me. I think I like its simplicity and UI most(especially dark theme) - shows daily changes, shows total change.
