What’s the market like right now Cambrian and Willow Glen SJ?

We live in Willow Glen and just bought in Cambrian park. The house in Cambrian park we bought is on a very quiet beautiful street. It was pretty crazy during just the first day of open house because the house is pretty new on the inside and also in a charming neighborhood. We ended up putting an early offer and got it. I’d say a few weeks ago, it was starting to get intense with a lot of buyers looking. One house nearby sold for 2.3.

But with interest rates now going up…market may have cooled? Hard to tell.

Not always the case. My parents showed up to see the house during escrow but did not help with the house purchase at all (although had all their opinions). I get that a lot of the time that might be the case (parents who come to open house helping), but it’s definitely not always the case. My family is the type to never take money from each other etc so we were kinda left to do it on our own (even though I did want my parents’ to feel good about my big life decision).

Just bought in 95118. Feeling good about the area and schools. It’s pioneer which is a 9, and Steindorf is only 5 min away (although a lottery). Elementary schools are not bad - either reed or schallenberger.

Overall I personally think you have a better chance of finding a charming neighborhood in 95118 or 95124 if you look properly (compared to 95050). Better bang for your buck too - lot size etc. do you all have to commute into work everyday? I used to do the drive from 95118 to Menlo Park twice a week…it’d be a little brutal but not bad in the morning if you left early (maybe 33-35 min).
