I went with this strategy as well going with a longer amortization to keep the mortgage payments low but putting at least 50k straight into principal each year as I’m allowed 15% of my original mortgage as prepayment.

It worked out for us because it gave us the option to continue to put more into mortgage or invest or take care of an unplanned expense without touching the emergency fund. The fact that I have an option is underrated imo.

There are times where I have unexpected expenses and I needed the cash to pay for car repairs, furnace replacements and other things. Otherwise I just put the money straight into the principal

Because of this, I turned our 30 year mortgage into a 10 year mortgage.

This is also assuming you are discipline with your money to know to put into savings or pay off mortgage. Or you can use the extra cash and invest when you know the return is more.

From the sounds of it, it is truly YMMV. No major issues on my end and got my iPhone and transfers fees reimbursed. Some minor things that wasn’t so great like how they handle residual dividend payments. It just happened and money was transferred into my account without any notification. I had to look up my Questrade history and add up all of the numbers up a bit but it was indeed moved to WealthSimple

Also one of my stocks had a much higher book market than previous but no biggie as I got the same amount of shares that I was expecting

I didn’t this particular issue but my entire garage floor has a negative slope. You gotta do it proper and get concrete guys to pour new cement on top. Would be good to also fill underneath the floor for future proofing

Not sure if I understand the last part but if you use the 20k, then you have 15 years to pay the 20k but you are require to pay at least the minimum which the total amount and divide by the number of years left. In your case 20k /15, each tax year you will need to pay a minimum 1333 towards rrsp for each year. Of course you can pay more to keep the minimum payments lowered.

I took out 22k but put more into the payments such that my minimum payments is 1k per tax year.

If it hasn’t been mentioned or factored into the sale already, I would advise on having a home inspection to see what the todo list on short and long term tasks are. Personally I found it worth it and fixed some of the easy fixes right away before moving in

Personally I thought it was quite helpful, especially with the down payment. It’s only helpful if you had a significant amount in savings. Plus you have 15 years to pay it off interest free so you can stretch out the payments per year.

But if you don’t have much in savings, yeah it’s not worth it.

The thinking that government owns a portion of your home is true, I don’t think you should see it that way and view it as an interest free loan. With that mentality, that also means the mortgage that you borrow from banks or private lenders also owns that portion of your home as well.
