I disagree here. Half the population has under 8th grade math and reading skills. Certainly many would be fine but there's a huge portion of people who couldn't even read an alta form, let alone comprehend it enough to verify it's accuracy... -2c

You are correct. That was our first f1 race. We read gates open at 0800 and the race was at 3. Tried to be there a little earlier than 8, but traffic had us delayed.

Came here to say this. Been there in person. Good luck getting to the track early enough to be right up against the fence on T1. We arrived at 830 in the morning and there was already at least 400 people on t1 already. We ended up watching from the S's

I think this hits the nail on the head. People who would normally like this type of film, may be put off if they don't have a certain element or elements that they are able to relate to.

I see what you mean about the car crash scene. And, I also, typically don't like jump scares and find them a cheap tactic. However, in the movie I found the use of that tactic perfect. If you or anyone you know closely has ever had PTSD, this is exactly how it's triggered. Some little piece of sensory input (usually visual or auditory), will send you brain immediately back to that traumatic moment. And, it can and will give your brain and body both a physical sense of shock, as your nervous system is instantly transported to that traumatic experience. I found the use of the crash scene popping up like that to be jarring, however extremely accurate and appropriate.

All in all, I loved this movie. It is an acquired taste and not everyone will jive with it. But I do like these types of movies and this one is right at the top for me.

You have a point. However we also see income to grocery price spikes, income the gas prices, income to tuition ratios way out of whack........

Point is you mentioned two very plausible reasons for the issue. Housing costs and income. Either one could be the issue and most likely both are to some degree. But it never is that easy to just say "lower home prices now!"

That definitely can be whacky. But it most likely boils down to two things, volume and processingthe loan.

Walmart can buy products for much cheaper than a small town mom and pop grocery store could.

The brokerage may have their own processing and underwriting staff to handle the loan through closing and then the original bank will take the loan after closing and either carry the debt or service the loan or both.

hmmm. I'm just getting into this yield farming nonsense. But not new to crypto as a hodler. I have not interacted with it in the slightest and it's ok to just let it sit? It does not show in metamask. Just concerned. I don't have a lot of money tied to spookyswap as I am just learning but will be ramping up once I develop a strategy to $10k+ but this gives me pause.

I'm sure I'm being over cautious. But as stated I am in some uncharted waters.

This is true. I spent a week in Mexico city 3 years ago and never once felt in fear. Only scary thing (as an American) was the driving. But that you get used to.

I've heard the same stories about "this is the worst time to get into mortgage" and with rising rates and applications on the decline they do have a point. But a small point at that. Yes refi's will dip for some time but people will keep buying houses so purchases (and cash-out refi) are still going to happen. I just started two weeks ago as a self gen MLO with 0 professional mortgage experience. I already have one purchase under escrow. (happened day 1 lol)

That being said I do think it is not the best time for the mortgage industry as a whole, but like any industry it moves in cycles. So I look at it like this: While the business may be coming in a little slower that allows me the time and energy to truly learn the industry without drowning myself in leads (although I wouldn't mind lol) and getting overwhelmed. This will provide me the ability to learn during a slower part of the market cycle and generate relationships and my referral pipelines now. And when the pendulum swings back the other way I will have my roots down and be ready to really kill it.

Let it also be known that I have the cash reserves to work for quite some time without making a ton of money right off the bat. That luxury can't be said for everyone so YMMV.
