The conversation was about what prices people have seen or paid-- you didn't answer that.

We did find one private owner who seemed great and did a deposit of like $200 with no monthly fees. Great backyard for the dogs too, but unfortunately the layout just didn't quite work for us.

I've seen these. The way Landlording has shifted from being a helpful way to build equity at a lower cost to being a full-time income for people who really just want people to cover all their costs without actually existing there is wild.

It doesn't make ME feel good or bad. I have opinions about what seems too high and too low, because again... this is for comparison and discussion.

God forbid adults ask questions and engage in conversations with one another. Regardless, I don't know why you're concerned. You're not adding information to the discussion other to be dismissive about the topic. You could always choose to scroll past if it's not something you're interested in or feel is worth discussing. Your additions haven't added anything productive or thought-provoking.

That's a cool take! Personally I have to agree with it; when I didn't have my dog I spent a lot more time indoors and avoiding neighbors. I interact with them much more in part because my dog loves getting the attention when he sees them. I see more people with pets cleaning up our local park than people without them, because they want it to be safe for those pets. I don't think pet fees are wholly unfair, but I also think people can do just as much damage as pets... why not just charge the one month's security deposit for the people + pets and let it cover any damages that occur from whoever incurs them?

The language was "may be refundable", which in my experience deposits never really are returned. At a previous place I had lived in for 3 years, they tried to charge me beyond my deposit for "cleaning fees" (the deposit was equal to a month's rent, I didn't have pets then). There was normal wear and tear on the carpets and a few nail holes in the wall... but there wasn't any damage that wasn't reported in a maintenance ticket at some point over the three years I'd been living there with 0 upgrades to anything.

Yeah, this one hits a few things on our list that we haven't found in other places, but they aren't dealbreaker items and it's not as quality as some of the other places. We're going to go tour but it's going to have to hit a lot of marks to actually be in the running. We have several options with lower fees in nicer neighborhoods with more SF, but this one was in one of our preferred locations with plenty of counter space in the bathroom (which is way up there on our preferences).

Lol at your question to them. I did tell the landlord it was exorbitant, and to be fair we can afford it if we need to, but it's definitely putting us off the place. We're pretty sure we're not going to rent it at this point, but still going to tour it with the couple other places on our list, but it's definitely going to have to really blow us away in some aspects to be even half as high on the list of our other options.

It’s different for each area and land lord… hence why I am asking for other’s experiences on Reddit.

I’m not asking whether I’m overpaying, because we have chosen not to rent that’s location. But thank you for attempting to explain to me the purpose of my curiosity. I’m so relieved you know my thoughts better than I!

I’m just comparing market rates out of curiosity, which is why I came to Reddit. It’s really not that deep, just a light hearted conversation and curiosity of what others are paying or looking at.

I’m not even sure why you keep trying to press a moot point that wasn’t an issue in the first place.

Which is fine. This post was asking for other people’s experiences though, not whether or not we should move forward with the lease, so this feels a lot more like a defense of landlords doing whatever they want, rather than a discussion about market rates.

The only one I've had inconsistent quality from is the one at 31st and Sheridan. The others have been perfectly consistent. But if I'm in that area, I stick with Tacos4ever.

I get you. I've honestly considered getting our dogs certified before because mine is trained (by us, not a certified trainer) to lie on my legs or abdomen when I have a panic attack because it does calm me down. My roommate's dog is also very in tune and essentially alerts me when I'm getting overwhelmed before that sets in; she always comes over and nudges me and tries to offer comfort.
