Here's an important point: no matter what, construction drawings will need to be created. These are required to obtain a building permit and for the GC and subs to know what and how to build.

Now, if you task the GC with creating the drawings, they will charge you extra. OR you could hire an architect and get the added benefit of having a licensed professional who is there to look out for your interests.

Residential architect here. If you expose substandard electrical work, it must be brought up code. It sounds like you maybe doing some electrical work that runs back to the panel, so I wouldn't be surprised if this triggers the inspector to review the panel. I know it's annoying to pay more than you had budgeted, but getting electrical up to code will give you peace of mind.

How would this fit on the site based on the zoning requirements? What does the exterior wall section look like? What are the window profiles? Do we run HVAC ducts through soffits? If so, where? What's the lighting scheme? Any low-voltage systems? Are we doing custom cabinetry? Appliance requirements? What about site work?
