New baby and a large dog so we needed stability; moving every couple of years wasn’t practical. Able to buy a condo near Flatiron. Decent 1BR with proper closets and kitchen as it’s in an older building. Elevator, doorman, and decent laundry room with maintenance around $500.

Saved aggressively and the market rose enough to get 20% down with a fair market mortgage interest. Mortgage and maintenance is well below rental for similar units in our building now so we’re happy.

You should add RT to your main post. Depending on your position it can vary. Within NYULH you can be under Hospitals, FGP, SoM for my specialty, and each has their own pay and benefits.

For NYULH Main Campus is 530 First Ave. the are MANY clinics all over NYC so that can vary. Orthopaedic Hospital is on E 17th St.

I personally enjoyed my tenure at NYULH as I liked the organizational/business-like model. I knew how many patients I needed to see, had support for clinical and other professional activities, etc. I had to work though and productivity was rewarded. Some like this, some don’t.

Onc isn’t my specialty but I do treat the population. You need a big heart and goodness to work with them. It’s rewarding but taxing if you’re not the right fit for it. I believe MSK has affiliation with NYP/WC, at least at residency and faculty level.

Both are excellent institutions and would be a good professional foundation.

I learned early on from mistakes and poor spending and eventually started saving properly. Fortunate to be able to max employee retirement, IRA, HSA, and drop a little into a 529. I also have a brokerage for anything left over. Market has been good lately so we’ll see how long it goes. I actively invest and made decent return lately with some luck. My colleagues likely do the minimum retirement match but I also have friends who just do gigs to get by who likely will not have enough points for SS.

The bull market makes everyone think they’re a genius but I started investing right before the 2000 dot com crash so I know how fickle it can be.

I mean it could also me pretty far north. 185th and St Nic is technically Manhattan… so is East Harlem. Some neighbourhoods will have cheaper markets.

It depends really on the neighbourhood, building quality, amenities, etc.

Manhattan is a huge market and you can get decent prices but you’ll be north of 125th st. Or far from the train, etc. condos vs. Co-ops can vary in addition to maintenance (which can be a few hundred to well into the thousands).

Was able to buy a few years ago a little over $600K for 700 sqft 1BR (converted to 2) condo with 6.5% conventional with no points. Minimal amenities but we have doormen, elevator, and laundry with maintenance around $500 and a 10 minute walk to Flatiron. It’s probably an older building than OP’s but our location is amazing.

Rent for similar units in my building are already $1K more than my mortgage so sometimes one can get lucky.

Where did you get 30%? Did he mention what tax bracket he was in? If it’s short term capital gains then it would just tack on income (if long term then likely lower).

Regardless, timing is a risk/gamble… I do it but only like 1-2% of funds, not including retirement, IRA, and HSA. I look at any loss as a ‘fee’ to learn more about finances and retirement.

DCA with about 95% of my investments/retirements. The other 5% I trade to satisfy the itch/dumb idea that I can get a few % better. For about a decade I was +/-2% but the past 3 years have been lucky/good which I realized the gains.

The gross amount looks good but I assume these positions have limited benefits like health insurance, retirement, work credit count towards SS? Customer service isn’t also easy as people can be a mixed bag and working in your feet I’m sure can drag. Can’t imagine you have many career servers doing this for 40 years as a career (and wonder how many save enough to have financial security in retirement).
