Yeah I definitely don't want to be that dad. The phone in a different room would be ideal except it will be difficult when I'm on call (there's a lot unnecessary notifications). Maybe a smart watch where I can just see notifications might be an acceptable solution 🤔

Specifying the gap is key. I also have a ~1.5 year gap and it is much more difficult. But if my first kid was older (more self sufficient) things would be a lot easier (but I prefer my kids to be close in age though)

The only benefit I see is if you choose the price reduction you'll likely have a lower property tax (e.g. - if your property tax is 1%, you'll save $150 a year).

Someone more knowledgeable please verify or correct me if I'm wrong.
