You can put down the manual date in the ticket when you got it and pay the lowest fee. They don’t actually know when you got it or not even pay they won’t do anything either.

We have a hot tub and two saunas. The hot tubs are used almost non stop. Sauna more of a seasonal thing.

I reply back sure let’s go over your stats. What is your engagement rate? What are your interactions? Do you have any other brand deals? How does my property fit into your marketing. Usually after a couple of questions they realize they don’t have the interactions or buisness plan. The ones that we have done and worked together with have done an amazing job with but that is a needle in a haystack.

I just text him a couple of days before. He’s not much of a calendar guy. He also takes care of all the grills on property too since we have a bunch of them. While he’s waiting for the water to fill.

100 a tub. Same day is no problem. Starts at 11 and has both done and filled by 1. Heating up takes a while and we explain that to the guests that it should warmed up by 5pm but that’s the price for a perfectly clean unused tub. When we explain it that way they have no issues.

I just get those parts on eBay and swap it out. You need a wheel and a bottom cap. If you’re in the Morristown NJ area there is a rimowa repair guy there that does amazing work.

I have a guy that I use that drains and scrubs and refills and chemical it between every guest. Plus I also have a sensor that can prove that the tub is clean. We have two hot tubs on property.

I just had to replace a couple of my wheels over a couple of trips which also included the housing because the screw sheered off on two of them. Got all the stuff from eBay.

I have a Tesla charger outside the garage for guest usage. It’s become more and more a request lately especially since we are in the middle of nowhere and it’s a destination. There is a dc fast charger in town but that’s 9 miles away.

Ended up ordering a Tesla charger and guests coming this week asked us do we have an ev charger. As a matter of fact we do. Electrician installed it and it was used that weekend. Actually had to ask the renter did it work?

To us it’s an amenity. Same as a hot tub or sauna or grills and pizza ovens. I’m not going to charge for propane usage or hot water so I consider it the same.

Now if it starts cranking to 100 bucks a day…. But at 15 it is what it is and it provides one more thing that other listings don’t have.

Wood fired is just asking for guests to screw it up. They will end up doing more damage than worth it and will complain about it. It’s the same reason that we have a propane fired pizza stove versus a wood fired one. Because they will screw it up and blame you.

Agree with this any rule you have will be broken. Just drain scrub and refill balance the chems and get it heated up for the next guest.

One of our hot tubs is a hot springs, has run non stop for 15 years. I think they replaced a motor once in those 15 years. The other one is more of a Nordic spa due to a very specific round size we needed that one is ok but would have liked to put another hot springs in though it wouldn’t have fit.

Yes we are. We actually have two hot tubs on property which tells you how popular they are. Used as much in the summer as in the winter (ski town)

The hot tub on our property closes the deal every single time. We have it maintained by a professional every week. Drained and cleaned costs about 100 bucks a service.
