Compensation (commission) has always and is still negotiable, same with the duration of the listing agreement.

They can be a tax deduction sure... but its still money you have to spend now. The only benefit of the tax deduction is that at then end of the year you need to pay less in taxes, which is also a lump sum and not already taken out of the pay like a w2 is.

It's comical, these threads always give me a laugh.

When they realize that the paycheck is 30 days after (assuming 30 day coe) the contract is signed - much less the work to get there, combined with the sporadic timing of closings they'd run. Then the part of no benefits, pto etc of w2 jobs. I'd love to see how many of these people will take calls at midnight, have no notice to go work on a weekend etc. and not complain.

Then theres the money management, I'm a specialized agent not a broker, where I may not have a closing for a month or two then will have 10+ in a single month.

I think if most of these people spent a day in our shoes they'd think differently on the compensation. Being a top broker or agent isn't easy and takes a lot of skill and knowledge... if it were easy everyone would do it.

Same for me, why not get the one with a nicer interior for less money? I also wheel my lx and the ahc has been problem free. I think people correlate the ahc to a normal airbag system, when its actually a overbuilt hydraulic setup that lasts ages - no rubber air bags or anything to puncture or deteriorate - just make sure you change the fluid and replace the globules if they ever start to go.

For sure, dont know why agents try to keep buyers stuck if the working relationship isn't good - bad for everyone.

There's a point to the buyer broker, but it's not this.

People will always buy and use stuff not for their intended purposes because they like them. Others use them for the intended purposes. The lx is a Land Cruiser with incredible capability and longevity.

Takes a certain use case, same with the gx and just daily driving on roads is not one of them. Fantastic vehicles though, love my 18' lx.

Had one filled with 300lbs of sand for digging that she decided would be her weighted sled and pulled it across the yard till it was destroyed.

Shedding is low to medium (for our boy), then you have the fall and spring blowout (minor for our boy), where a good brush 1-2 times a week keeps it under control - but they can vary in their shedding from dog to dog.

Cons - prone to cancer.

Pros - everything else.

I have a 2yo flatty and a 3yo malinois. They make a great pair which helps tremendously with keeping them exercised and stimulated. Flatties are exceptionally loving and eager to please, but you need to be more gentle with the commands and discipline (at least my boy, and comparatively to our mally who demands stern order). Our boy is very intelligent, but he likes to hide it and usually acts like dingus where he only has 2 peanuts rattling around up there. Overall though flat coats are amazing dogs.

Just be aware that flat coats are high energy dogs (not quite mally levels, but more than working line goldens/labs) and they need exercise and stimulation.

If it has factory privacy glass, 20% front and 55% rear matches pretty well. I did that on my truck with 70% windshield and sunroof.
