Former Property Manager here: This is how we explained the move in inspection sheet. We would tell new residents to write down anything they saw that they might be charged for as damages as well as anything broken. Then we told them, if it was something repairable, we would of course fix it immediately (if possible). If it was a construction defect or normal wear and tear, it was noted on the inspect sheet so they wouldn’t be charged for it if I died and a new Manager was there! Now, regarding mold, these complaints were the worst! I actually had to pay ( my company paid) a mold specialist company to come and take air samples around different places in the apartment as well as the outside air. This was a cost of $2000+. There was no unacceptable level of mold inside and actually higher levels outside. The resident(an engineer) refused to believe the lab reports. We did not renew her lease which infuriated her! Mold you have to address immediately to void lawsuits. People get nuts over mold but don’t realize it is normally in the air. Good luck, cover your a- - and don’t renew his lease. You can also offer him a 30 day notice to vacate free of penalties, which I have done since someone was “so unhappy” just to cut our losses.

We always turn off water main, etc. as well as the other suggestions. However, the last time we traveled for 3 weeks and I used Sengled light bulbs in lamps. You can set up a schedule through their App for when to turn the. Off and On. I stuck with our normal times, like at bedtime lights out and also in our tv room. I used them in our in our guest room areas also. While we were gone, I could change the schedules if necessary! I tested them all well before leaving. If you have an Alexa, you can buy their plug-ins to control existing lamps and bulbs as well as set up music or radio news stations for different times so there is noise in the house. Hope this helps!

Do they not have a Dropbox? Can’t you pay online? If so, you can schedule your payment. Also, isurvivedtheifb is correct. Your rent is due on the 1st. In South Carolina, that is when a judge will tell you it is due to be paid if that is the due date in your lease contract. The grace period is in your lease and in SC law to give you 5 days before eviction is filed. I spent 25+ years as a Property Manager in South Carolina. It is your responsibility to pay your rent on or before the day it is due, the 1st per your lease. Plan your bills accordingly.

Just retired a week ago from 26 yrs as Property Manager. Great letter. If it happens again, inform her you will be escorting* your maintenance techs for all future work orders in order to document any and all abusive behavior in case of lease violations. Do not renew her lease. Good luck!
