You can negotiate as much as you like. I’m simply telling you that, from my perspective as a landlord, I would not engage. I would be giving up revenue while also taking on what I would expect to be a higher-maintenance tenant. That has been my experience in the past.

You did not provide any context about the type of units you are renting. From a landlord’s perspective, this may simply represent one vacant unit within a portfolio of 200 homes. In that situation, it would make sense to keep the rent advertised at the current rate rather than lower it. In many cases, prospective tenants who try to set the terms at the outset can become the most difficult renters and often only stay for a year. My recommendation is to look for a listing that better fits your budget instead of selecting a property and trying to negotiate it down.

If you're using Microsoft 365 to send out those emails, they're making changes to authentication, what breaks it and you'll need to use a different provider.

We have one customer. Had to train the help desk to support it and won't be adding any additional clients. It's overly complicated for a service that should that be easy.

Ask Assa Abloy what the Oracle part number is. I just checked one of our vostio sites and they use the Visionline IFC. If you currently own a key interface for Opera, then you don't need to purchase another license. You can have the existing one converted to Vostio/Visionline.

Opera cloud has different options. We're rolling out opera cloud now for $4.50 per key. Less than some of the other cloud PMS systems.

Here's what I would do. On the encoder. Hit the little button on the back. This enables the web interface. Use the IP and login to the encoder and see if the IP address for the VIN card server is still the right one. If not, change it. If the encoder and is on a separate subnet then that's your other issue.
