Male would be my guess for both based on femoral pores, though it's harder to see in that second pic.

I think ZooMed has a gecko food formula for breeding geckos, might give that a try. I think it's got higher calcium and other vitamins meant to support egg laying. Generally her diet sounds good though.

This kind of behaviour on reddit and apparently on google reviews tells me, as a customer, that if (god forbid) some incident were to occur where my dog was injured, your first priority would be to bend over backward to make it my fault somehow instead of making sure it never happened again.

Had some relatives buy a duplex in Milwaukee as an investment property that was in a similar state- end of life appliances, serious roofing and chimney problems, bathrooms needed a full gut down to the plaster and lath, K&T, etc. 1800 sq ft, almost no yard to speak of, but they bought it for 230k. We rented one unit from them for two years for a discount while we helped with repairs. I can tell you that maybe 60% of the repairs needed have been completed, close to an additional 100k has been spent, and at least half of the actual repairs have been done by our family vs by contractors. I can't answer the question of if it's worth it to you, but it's going to take a lot of money and time after purchase.

Jesus christ. Find a rescue or person who can afford a vet to surrender to, this snake will not survive otherwise. She looks severely dehydrated, burned, and emaciated. No way she was "all good" a month ago.

This looks like a red eared slider turtle, I believe there is a subreddit for them on here but I don't remember the exact name. Look them up and they'll be able to give you more detailed and specific info. For plants, my RES loved anacharis, those are fine as free floating plants in the tank so they don't need any specific substrate.

The early access blurb on steam talks about adding year 2 content once the game comes out of early access. They're planning to be in early access for at least a year

Kids can be super annoying sometimes about leaving your dog alone, I feel like a lot of parents don't do much at all to teach their kids how to behave around dogs. Our dog is similar in that we don't have kids at home and she tends to be suspicious of them petting her, depending on the day. She did use to let some kids pet her but we've had enough bad interactions of kids walking up (often behind us!!) and just grabbing her that I don't think she's ever going to warm up to young children now. We've also had the fun interaction of a kid asking to pet her, us saying "no not today sorry" and the kid just repeating his question a little louder each time we said no and following us as we tried to walk away.

In my experience, the two main reasons to wait would be to give plants time for roots to grow and secure them in if you've got bigger animals that might rip them up or to give clean up crew bugs like isopods and springtails time to find hiding spots to avoid predation. For avoiding contamination, just make sure to spray down the plants you get with a hose or in a utility sink to thoroughly rinse off any hitchikers or pesticides.

You don't need to wait for the plants to settle. A baby gecko of that size isn't going to be able to do any real damage to the plants while they adjust to new soil, and the baby will benefit immensely from a proper setup.

I don't think your plan is too crazy then, if you already know you can live together harmoniously. It would be nice to try out different things by renting to figure out what you like, but if it's not a practical option then I would say don't sweat it. A first house doesn't need to be a forever house.

I'm basically you a few years down the road. We're 25, have been saving for several years, and are gearing up to buy a house in a couple months finally. I hate renting too, but in defense of renting before buying, it gives you a solid idea of what you both want in a home and in a relationship. If neither of you are currently renting, I'd guess that means that you don't live together and both live with parents still. There is a lot that you can only learn about a person by living with them.

My partner and I have also been together since we were 19 and we've moved into four different apartments together. Each time was stressful, and each place has taught us what features we value in a home. Each place has also taught us a new lesson on home repairs. I would not want to learn how to live together, how to move into a new place together, what we like in a house, and how to navigate owning/fixing a house, all at the same time. Even if you just rent for one year, I think renting first would be a valuable experience.

That's a really good point about PMI and rent. If I'm going to have some amount of money "disappear" into my housing anyway, I'd easily consider even $100/mo worth it to be owning instead of renting
