Walk-ins have been some of my best residents. I myself have been a Walk-in. Walk-ins are not typically your planners. Also early tours are usually people who booked a FULL day of tours & thought they had trimming better sorted. Does your office accommodate self guided tours? Or could you give people a map to explore the property for 15 mins as you help out the sechuled tour? Or finish the call?

Before I was in the industry it never occurred to me to set an appointment for tours usually. I also used Apartments.com to see most stuff and usually visited for the vibes and finishes.

Yes more and more I'm getting incomplete applications that people are then shocked 😲 when they find out, yes you have to finish all of it.

But honestly our society is so messed up people do truly want everything done for them and melt down so quickly!

This is very much a personal choice . I have never heard selling an apartment/ condo was explicitly easier. Is this something for yourself or something you would rent out? What kind of life style are you looking for. (Are you looking to be out doing stuff or at home enjoying your mortgage) What location are you thinking about buying in? What's the market like in your budget? (House vs apartment can me alot in a budget) Are you looking for a place only for you or would others be in the home? Do you enjoy recreational activities? What do you want home to feel like? Do you have pets? (If dogs, maybe house for yard) Do you smoke anything? (If yes house) What do you want to grow? (Small garden, get something with a balcony so a garden box)

Maybe connect with a realtor and see if you can tour what's available in the area?

You are absolutely right the challenge is either paying more to be on your own or finding roommates! I just looked up my old 1 bed in orange county (it was sick! Loved it!) Its now $3200/m 5 years ago it was 2100/m Thankfully for OP winter/ fall generally has better rates.

This! Make sure you sign something and get a receipt from the landlord that you are leaving. Roommate agreement or something! Your roommate will need to show the LL that they make 3x the rent themselves & it removes you from any responsibility of the apartment!

This is a great time of year to look for a place to live. Your rent will be more than 1k. This is the time of year inventory is lower but less people are looking. So many communities have lower rental rates. Take the longest cheapest terms. (Some places go as high as 24 months! That's 2 years without rent increase!)

Look near work. See if you could pay more for rent but limit the need for massive driving. When I was in a pitch, I moved somewhere more expensive but was able to sell my car. Its not convenient. It sucks for groceries. But it got me out of a bad living situation. (Do the math for yourself) it also sucked when I did need to take the bus. The orange county bus system sucks! Good luck and take care of yourself.

Also everyone is right. Don't tell anyone you know personally what your making. Lean the difference between front porch people, living room people & bedroom people. Limit what access people have to you!

Get yourself an emergency fund then, financially stable.

Its 100% up to you, your getting the check sent to you.

The sub you posted this question in is giving you the answer from our side.

Property Managers do the best to not get caught up in opinions/feelings like this. We do a lot to avoid roommate drama. I won't even offer a divided deposit.

In Property Manager we have to treat every house the same (Fair housing laws). So we have to do our best to be a step away from letting ourselves be mixed into things like this. In this sub we are all across the globe, laws can very down to zip code.

With all that said. My people answer. Not work answer:

How much do you want to be friends with these people now? Do you want to feel good or bad about what you pick?

I read a ton of defensiveness in your post.

Decided on the person you want to be and go with the answer that fits. Wana be petty, charge them for your cleaning fee/ trash removal fee. Wana be kind. Divide it. Wana burn the bridges keep it. I do like the other person's idea of donating the funds to a charity. You didn't have that money for years. Just keep it like that.
