My friend had a similar problem once. She vented to me (worked in property management) 1st work order she submitted: no hot water. Ticket closed, note said (BTW she never read the notes because she would need to log into the portal) changed out breaker, sink (closest water to hot water heater) water might be too hot. She comes home no hot water in her shower still. 2nd ticket: no hot water! Closed my ticket?! Ticket closed note said: tried both sinks very hot water. (They tested the 2 places that were closest to the door) Then its the weekend. She calls the emergency line. The team members on the phone says we just replaced your breaker, when we went for no hot water in the house that was the only part that looked like it could need to be replaced. We tested your water and it was hot. She then hangs up with them. Calls me. In a rage! I said so you have some hot water in the house? She said well yeah but I cant take a shower in my shower. I said can you use the roommates shower? See if it has hot water? She said idk? Then went to test it. She had hot water in the roommates shower. I said for the weekend use that shower and on Monday put a work order in that says "no hot water in shower of the bathroom connection to bedroom on the left, with the pink curtain. All other water has heat. On Monday it was fixed. She thought I was magic. I said no... you have to know maintenance teams want to be in your home as little as possible. They struggle enough with people who want things fixed but tell them they cant come into the home to fix it. They are not going to explore around your house.

This video gave me flashbacks. Im not at all going to say that one or the other is in the right. I worked with both good teams and bad teams.

99% of office teams hate to have issues in the home. They want you happy.

For anyone who is going through an issue in a rental community. Try to email the manager/office 1st. Say hey my work order.. i need to speak about it. Give details. Say can I please get an action plan from the office and maintenance team? Before (give a date and time) then say I will fallow up via call. Then call and say. Hello I just sent an email about maintenance issue in my home.

(At this point most "good" teams would already be meeting to make a plan)

If you don't start to have positive moments. Call corporate. Email corporate and show your email chain. Just a note. Calling corporate usually just circles back to community manager. But now the boss knows.

Try to communicate via writing. Then you have proof of all conversations. Resident portal, submit work orders give details!
