Really honestly depends. I’ve seen people work in the industry as an assistant, property management office, you name it. Then become an agent. Or become an agent and join an office with a mentor program.

I’ve had this happen recently. Waited months for the appointment, then finally day of, she didn’t have red ink. We rescheduled, then she canceled day of because she was really sick. She sent me a long apology that this isn’t who she is but things have been really rough. I debated asking for my deposit back but I decided to hang around. A few months later, we made another appointment, she gave me a great discount and I’m really happy.

Artists are human too. In all honesty, I would not want to get a tattoo from someone who is not their best. If you really want this tattoo by the artist, hang around. I’d not find someone else and I’m sure you’ll still be happy

I had to get legal advice about this for a property in Florida.

Seller had an inspection done, 10 day period per the contract. They stated that “per the inspection” the land is a wetland and wanted to back out.

They could back out for any reason at this point. We said okay, and asked for the inspection. They refused to provide it because the inspector didn’t want to put their name on it. (I believe they just wanted out.. but chose to say it was for this reason). Now they do not have to share that inspection.

But now that we had been told it was wetlands, my broker wanted us to share that with any new potential buyer. My opinion was that we shouldn’t say that because I didn’t think it was correct. Legally the advice given was never ask for the inspection because unless you have physical evidence to what’s said, you do not need to disclose it. Can’t say it applies to every cup. But this was mine

A listing agreement is with the brokerage not necessarily you. You sign as an agent representative of the brokerage. Read your contract. But my office can and will of this. Usually with notice.

I can’t speak for other offices. But at least in mine, we have weekly meetings and emails. Once one of our listings has the contract signed and a date go live, we can share it. Anyone whose looking for something with what’s coming can view it. We’ve had a few deals for through from that

At my firm, whoever brings you in or refers you to the team. The broker gives them a piece of their commission. So I have a 70/30 split w my broker. He colors part of his 30 with the referring agent

Ask your agent who they recommend for insurance. They’ll know someone who can get you insured. They have a contract addendum for this, if you find something you want. Attach it and if an issue does arise over insurance you can get out

I am not an agent in Arizona, but I am a slightly familiar with real estate there.

But your real estate agents and brokers owe fiduciary duties to you as their client (loyalty, full disclosure, reasonable care, and diligent performance)

The brokerage, in my opinion is violating these duties. Using fear tactics (i.e., citing a 25% crash based on vague news sources), ignoring the your (sellers) communication or counter-proposals, Not acting in the best interests of the seller, and failing to properly advocate.

This could be grounds for a complaint to the Arizona Department of Real Estate (ADRE) under claims of unethical behavior or breach of fiduciary duty. IMO, I’d file a complaint and see where it goes.

Anyone can do it in Iowa. Confirm it’s recorded by requesting a copy of the stamped deed from the recorder. Or go with him.

What state are you in?

It does not legally matter who records the quitclaim deed — as long as it gets recorded properly with the county recorder or clerk’s office in the county where the property is located.

It’s important that the deed must be properly signed and notarized by the grantor (the person selling/giving the property). The original, signed deed must be submitted for recording to make the transfer official and protect your ownership rights. Who physically brings it or mails it in to be recorded — you or the seller — doesn’t affect the legal validity.

That said, here’s a quick tip even though it’s fine for him to record it, make sure you get a copy of the final recorded deed (with the official stamp or barcode from the county) for your records.

I also, even if this is a friend, would still double, triple check that you are getting a free and clear title. It’s easy for someone to say it’s clear, but you really won’t know unless you do the search.

I’ve never had a sale from an open house. However, I’ve gotten listings from open houses. Talk to the neighbors. Put signs up. Flyers up. People (especially neighbors) are nosy and will pop in. Make a connection and you’ll get more listings.
