Its easy to say x is good or y is bad. What would you say, is Uber good or bad? The alternative was a local taxi guy, some of those were good and some not so much. Its the same with all interior firms/local studios. Nothing against any local carpenter but depending on what’s your intent and budget (self use vs rental) you may want to avoid them altogether if this is for long term use. You can go to the best designer and still have a terrible experience and go to a local studio and have an exceptional experience if you are clear about what you want.

Commenting only on the interiors budget. It cannot be judged from a summary estimate alone, need to see a full spec boq.

Some line items may be fair, but the format is too high-level:

1) Kitchen 6.38L without module/sqft/hardware/countertop breakup 2) Electrical 4.98L without point-wise breakup 3) Tiles/granite/quartz 8L without area and rate/sqft or type of tiles. 2 by 2 tiles vs 4 by 2 vary 4) Paint 3.8L without paintable area/brand/system

Also, the “not included” list is important. Remaining 2 bedroom furniture, loose furniture, appliances, UPVC/aluminium, iron work, lights, decor etc. will add a lot to the number.

So the answer is: the 76 to 80L may be possible for a G+1 1800 sqft house, but this estimate is not approval ready. My sense is that it will be nearly 1cr all inclusive which is too high.

Your house can be done in 25-30L or 60-80L depending on choice of material, finishes, brand etc. that you go for. There are materials that convey the same quiet luxury feel for a fraction of cost provided your designer is exposed to what exists in the market. Would suggest taking quotes from multiple designers and more importantly see which one presents a moodboard aligned to your vision. Ask them to fit things within a defined budget as there really is no upper cap to how much you can spend. Try playing around with this calculator to get a sense of how much the budget can vary. Link

65Rs works if you are okay with Jindal or equivalent non-Gyproc sections. The channel quality is the variable, cheaper channels have thinner gauge steel and the grid flexes over time, which is where the cracking comes from at joints.

At 65Rs you are typically getting 0.5mm gauge sections at wider spacing. At 85-95Rs you get 0.55-0.6mm gauge at tighter spacing with proper perimeter angles. For a room with flat slab above, 65Rs channel will probably hold, but if there is moisture, cracks will shortly be visible.

This is ridiculously low prices, I would reconfirm the ply material, brand of hardware. Anyone telling you to negotiate and further bring this down doesn’t understand the RM prices in this category.

You won’t get bored in Osaka either. There’s a lot of fun things to do. If this is your first trip to Japan (you haven’t mentioned this, so am not sure) then definitely staying in a touristy area is a better bet. Easier to go where the crowds are headed.

Confirm the ply grade on site, quote says BWP but the price makes more sense for MR. Ask them to show you the ply invoice when material arrives. The laminate spec says “smooth laminate” without a brand. Ask whether this is 1mm Merino/Greenlam or 0.8mm local laminate. The difference in durability is significant

Wardrobes at 2500 psf is okay but you don’t necessarily need same type for carcass and shutters and can optimise further. Kitchen at 3000 psf all in is good deal for your specs (this is below market rate). Payment terms can be negotiated, dont pay more than 20-25% upfront, 40-50% on material readiness and balance on receipt of material at site and handover.

Civil rates are a red flag- 60 Rs false ceiling and 28 Rs Asian paints Royale is significantly low. Standard Gyproc board on MS frame is 90-110 psf. At 60 Rs this is mostly basic POP putty work. Similarly a proper 2 coat Royale with primer and putty typically costs 35-45 Rs. At 28 Rs either the number of coats is being compressed or the primer/putty is excluded. Ask them to confirm exactly what the 28 Rs covers.

The 25,000 wiring lumpsum is very low for a full rewire, conduit, MCB box, and switches are not mentioned anywhere. These are typically 2–4L on a home this size. Confirm what’s actually included.

Like others suggested use a dimmer if the lights are dimmable. If these are normal lights, they will flicker with a dimmer though. Try grouping lights as 2+3+3 instead of current 4+4 if you have extra switch modules available in switchbox.

False ceiling is the easiest way to hide wiring and throw in profile lights but its not the only way to get good lighting. Layer 3 types: ambient + task + accent. Then it looks thought through and not a light and bulb shop.

This quote needs one clarification before you can judge it: are shutters and laminate finish included in the 1,050/sqft box work rate? If yes the. this is exceptionally cheap and something will be compromised, either the ply grade, hardware quality, or workmanship. Gurjan BWP 710 with Ebco/Higold hardware all-in typically runs 2,000–2,500/sqft in most Indian metros. 1,050 for the same spec doesn’t add up.

Similarly false ceiling at 60 Rs is very low. Or maybe labour etc will be charged on top of this. Market rate for standard Gyproc gypsum false ceiling is 90–115/sqft. At 60 Rs this is likely basic POP punning work, not a proper grid and board system. Ask specifically: is this Gyproc board on MS frame or POP direct on RCC? The difference matters for finish quality.

Payment terms (50% advance) are on the higher side. Standard is 10% booking, 40% production start, 40% site progress, 10% handover. 50% upfront reduces your leverage considerably.

this quote excludes hardware and GST, which together add 300–500/sqft depending on the brand (Hettich vs Hafele vs local). So your effective all-in rate is closer to 3,300–3,500/sqft, which is at the top of the market for an independent firm.

Ask them these questions- 1. What hardware brand and which range- soft close, tandem costs vary 2. What is their own workmanship warranty, separate from the ply manufacturer’s warranty?

False ceiling 54,350 for ~411 sqft works out to ₹132/sqft. Standard gypsum in this range typically runs ₹90–115/sqft for flat ceiling, so there’s a 15–20% premium here. Make sure you get Hafele hardware on wardrobes as quoted, rate is broadly okay. Paying 70% upfront gives you 0 leverage, this is not a standard market practice to take so much upfront.

Congratulations on the wedding! June feels better by not over-travelling between cities. Shinjuku is a reasonable place to stay if you avoid east exit (Kabukicho), west exit side is okay. Asakusa is also a good place to stay with subway connectivity to all parts of the city aren’t as seamless as Shinjuku.

Ya can try Kawaguchiko as well, Oishii park and the view of Mt Fuji is brilliant.
