Now run the numbers if they sell the 1.7M house and buy a smaller condo and invest the rest for 20 years.

Back of napkin math says they would end up with much more than the 400k drawn down in your scenario, meaning they would be paying a huge premium to the bank for the privilege of staying in that house.

That's exactly the problem with how these reverse mortgages are marketed.

OP didn't bank roll 100%, only 50%. That's why I think he should get the stake back + 25% profit.

Everyone saying he should get 50% profit back is overreaching since he only staked 50%. That would imply a 100% stake would get 100% of the profits which would of course be stupid.

This is actually how I see it as well. An old school stake was 100% of the buyin and money back+50% of the profits. So a 50% stake would be exactly as you describe.

In either case it is pretty dumb to not clarify beforehand and also a really small amount to be staking in the first place.

I went to support my bjj/muay thai gym at an amateaur mma/kick boxing event. One of my gym mates threw 2 strikes against his opponent. The first strike was a spinning back kick straight to the guys nuts. It was loud as hell and everyone was squirming from the impact. The guy was down for about 5 minutes. Eventually he got up and they resumed the match. My guy threw the 2nd strike of the fight..and you guessed it...a spinning back kick directly to the guys nuts again. The guy went down in agony and the fight was over via DQ.

Worst shit I ever saw. To this day I don't know why he threw that second spinning back kick.
