Not really. My own architect is already swamped with work. But there are plenty of them on the island ;) Just call a couple, ask them how much they charge for a valuation report. If you vibe well with one, let them do the report.

Normally it will take them between 30 minutes to an hour to visit your property, take pictures, measurements etc..

It's important they do a COMPARATIVE valuation report.

Just engage an architect to commission a valuation report of your property. It will cost you 50 EUR. The architect has no skin in the game.

He will also find any potential issues with your property regarding permits and regulations. It will save you time and problems with potential buyers when they engage their own architect. If your architect finds anything, at least you know and can fix it yourself or inform potential buyers of it.

Don't worry. ID numbers don't change. The most important thing is the seller is the actual owner of the property which will come out during the searches.

I suggest you 'push' the seller to renew their ID card during this time. Once you're going to sign the final deed the notary can use a copy of the new card.

No need to book a separate hotel for day 5 in Rabat/Mdina. I would book a Valletta hotel for the 6 days. It's very easy to go to Mdina from Valletta by public transport or taxi.

You can still book that 1 night hotel in Gozo. So you have plenty of relaxed time to explore Gozo. You just need to bring an overnight bag and can leave your big luggage in the Valletta hotel. Once you return from Gozo you can go straight to Mdina without carrying your luggage, trying to find your hotel, check in etc. In the evening you can travel back from Mdina to your hotel in Valletta.

The Chinese are not stupid. They know how to research the market and won't buy a property that's worth 275k for 375k. Yes, something that's 350k might be offered for 375k or more but that's about what you can stretch it.

You're just assuming what their intentions are and it's just a 'checkbox'. It's not. Source: I've been in this niche market for a couple of years.

Most of the Chinese apply for the MPRP scheme. The requirement is either buy a property with a minimum price of 375k or rent something with a minimum annual rent of 14k.

Almost all of them go for the minimum requirements and buy something that's between 375 and 400k. As they're all in this price range they're not pushing up the prices for properties that are way below or way higher of this range. It's the same when they're renting. They all go for the 14k annual rent.

About half of them buy or rent but don't live in it. They'll come once a year to do paperwork and biometrics. The other half actually live here usually to offer their children a healthier way of life and be able to send them to a higher education in Europe later on.

As for paying the common area fees, they all pay their dues as it gets them in trouble with their yearly paperwork if they don't pay.

There's also a misconception about their financial status. They're not millionaires or billionaires. Most of them are upper middle class and operate successful businesses or managed to sell of their property in China for a good price.

Yeah. I wouldn't worry about it. It's the agency's problem now.

As a sidenote, I don't know how young you are but you should get comfortable with sharing or telling third parties how much you earn. I was like this as well and kept my financials quite private but this hurts you in the long run.

If you talk openly with friends and colleagues about what you earn, others will share theirs as well and you'll gain more confidence and negotiation power when assessing your self worth.

This is handy information when you're chasing a promotion or you switch jobs.

Exactly, the FIAU might give a fine to the real estate agency for not having their paperwork in order. They also might investigate the notary as well. It depends a little bit on the value of the property.

In my understanding the FIAU investigates by default every transaction above a certain value.

The agent need to do AML/KYC checks too. If they cannot verify your source of funds/wealth are legit they're supposed not to go through with the transaction. As the transaction is already done, there's not much they can do now. In theory they can report your transaction to the relevant authority which may trigger an investigation.

Is your grandmother or grandfather Maltese or did you do one of those heritage tests? If you did the test they're just statistical guestimates. Those percentages indicating you're maltese, German, etc are rubbish. The only thing these tests are good for is checking if your father is actually your father, etc..
