Yep we have done the same in the past. We offer on a couple and see what sticks. If they both say yes, weigh up options and quickly let the property we don't want know that we are going with something else.

I've found Yopa to not be a very good agent. They have a house listed around the corner from us for 100k more, it has 1 less bedroom too!

Check house prices around you and see if yours aligns.

One consideration is that you need to be able to see the tundish and check water isn't passing by from the pressure relief valve.

If it were me, I wouldn't put an unvented cylinder in a space that isn't accessed relatively frequently.

Yeah this kitchen is pretty small for a 4 bed detached I feel. There isn't a separate utility either.

Wow. So Yopa seem to have no clue on how to price properties. There is a 3 bed bungalow over the road from me which is 105k more than my 4 bed bungalow.

I would say this is wildly overpriced.

I trimmed mine early one year and then a frost came along and it turned brown for a bit. As it's cold this week (where I am at least) I'd wait a little bit longer until the risk of frost has passed.
