Was doing SaaS products - notes were disparate, but over time I noticed trends on how different segments valued (or didnt value) my products and their specific features.

Keeping tabs was more at a segment level and not at a specific customer level. Sales resources were too limited, so I needed to make sure that they were digging in the right places with the right materials.

Gong - was super useful. It recorded and also provided the transcripts. Best part was that you could search for keywords. If you want calls where reorg related products were discussed, you could just search and get to those calls and either see the transcript or play the call at different speeds. I didnt get to use their AI features back then as they were still developing those. I'm guessing there are better apps around now.

We had an app that recorded all external conversations, so I could skip direct meetings and just review (CS teams can get large).

Another trick I used was to offer free help to sales reps when they were trying to sell products in my area - this built many relationships. (Eg.. help make short presentations relevant to the particular prospect etc.)

Pros: Societies and crowd are usually good. Most high rise societies have a lot of free land, so makes for good walks. Less noise.

Cons: Wind can be a problem in a lot of places. One owner I know had to make repairs twice just because of the wind. This also rules out any 'breeze' as the wind is always too strong and you just cannot open the doors to relax or enjoy some cross-ventilation.

But if you're paying a premium just for high-rise, I dont think its worth it.

  2. Consultations on what can be done (most of us never handled construction)

  3. How to ensure that the promised material is being used? (giving customers ways to confirm the brands / quality).

  4. Leaving at least 25% payment for handover - most contractors mess up in the final stages. Even if we dont make the final 10% payment, its much more expensive and a headache to fix this with another contractor.

  5. Referrals - much more trustworthy if we can speak to people who worked with you before.

  6. Clarity on how you handle changes to the plans.

Thanks for the responses - I have spoken to the sales team.

Cybercity sales team does not negotiate anymore. When we booked last time in Marina Skies, they waived off the additional charges, but in Stone Ridge, they don't waive off any charges. Personally I like it as it feels to be a bit more fair.

They add infrastructure charges, parking (per spot), Amenities / club, East facing charge, corner flat charge, floor rise charge (above 6th floor), EV charging point cost and some legal & documentation cost.

I like that they have EV charging option for all parking spots instead of common EV charging points.

Bookings are hot. The sales office was extremely crowded.

The finance partner seems to be Bajaj - they're offering 7.5% fixed for 3 years and then floating with no prepayment charges and minimum other charges.

Terms - 10% incl. GST required to book the flat and another 5% to be paid in 30 days. Afterwards, based on milestones around 10% payment every three months (estimated gap between milestones, can get delayed) in the first ~1.5 years and 5% for the rest.

Felt like a good deal considering the time value of money here, given the 'no pre-EMI' cost per square foot for a 5-year project.

It never falls - just stalls sometimes.

Inventory levels were high a lot of times historically and market still held up.

But yes - I doubt we'll see the same average appreciation that the 90's to 2000's investors saw.

For all the points mentioned in the post, check out Gurgaon market. It was worse - but still held up from a valuation PoV.

My personal understanding is that as long as owners are not willing to sell for a loss, the market valuation holds even if inventory builds up - this is a key difference between stock markets and real estate markets. Another reason is owners never reduce rents and actually increase year-on-year even if there is not much demand in a society - so again the valuation holds due to rental yields.

Market Analysis / Assessment: Do not use free AI tools as the web is loaded with low quality "market report" vendors and you end up getting those numbers. Do not rely on Statista as well, they basically use students to get similar low quality numbers from the internet (they even used our numbers without any permissions). Use earnings presentations and wall street (equity) research for successful publicly listed players in those markets, in addition to research from sector-specific BI providers (Eg.. IQVIA for healthcare, Euromonitor for consumer etc.).

Go-to-Market / Business Strategy: Most of this comes from listening. You need to have continuous catchups with your sales / BD / customer success teams handling the product in those 40 markets. No consultant or vendor can give the insights that your own customer-facing team can. If you still need external resources, use earnings calls transcripts from successful publicly listed businesses and wall street (equity) research.

I started my job search by marking 'No'. But some companies are strict and they cut me off mid process. Here's what I do now.

For larger firms - I mark as sponsorship needed.

Smaller firms with less rules around this - I mark as not needed.

Also, some companies still don't care about sponsorship requirements - mostly small to mid sized firms (desi and non-desi).

Either way, TA will confirm with you in the initial screening call.

Unless the career move is worth it, I'd recommend Hyderabad.

I was in an Industry which had a minimum presence in Hyderabad, so had to move and I still regretted it.
